Tarrant Market Trends | Market Analysis | Fort Worth TX 76137 | Park Glen/Summerfields Area | Sept. 2011

Continuing our monthly series on Tarrant County Real Estate Market Trends, this week we are looking at Fort Worth, (TX) Texas 76137. Please come back often to stay abreast of the current market conditions in your neighborhood. Each week, we feature a different zip code.

Price Trends - Sold vs. Listed

092511SoldvsListed76137

  • Understand the difference between "listing prices" (what sellers are asking for) and "sold prices" (what buyers are willing to pay).
  • By comparing these price trends, you'll have a good idea of where the market is heading. The median listing and sold property prices are calculated based on the market activity each month.
  • You should notice the drop off in the sold price in green compared to the list price in blue, this really emphasizes the importance of pricing your home correctly when putting it on the market.

(Some sales are not immediately available from public records. As they become available, the data are updated.)

Market Inventory Trends

092511marketInventoryTrends76137

  • Review the inventory and health of the market by looking at the number of sold and listed properties.
  • To understand if the market inventory is growing or shrinking, compare the number of sold properties to new listings. If inventory is growing, the market could be trending toward a buyer's market. If inventory is shrinking, then it could be a seller's market.
  • Gauge the health of the market by comparing the number of standard to distressed
  • listings. If the number of distressed listings is greater, the market could be unhealthy and more likely a buyer's market.
  • Sold: Properties sold that month
  • New: Listings that are new on the market
  • Distressed: Listings that are short sales, bank owned, or up for auction.
  • Standard: Non-distressed listings

We are still waiting on data from the last few months on the sold properties in the area and will update this as soon as it is avialable.

Property Ownership

092511PropertyOwnership76137

  • This chart shows home occupancy within an area.
  • A high percentage of ownership can indicate an area where people like to live and stable property prices. While a high percentage of rentals could indicate an area with shifting demographics, a younger community, or possibly a downtown area.
  • High vacancy rates can indicate that the market is unhealthy and that it could be tough to sell a home in this area.
  • You will notice by looking at this graph that the lease market is growing within this particular area.
  • Even though the lease market is pretty popular right now, the majority is home ownership, and with the interest rates at their lowest point in the last 50 years, there has never been a better time to buy a home than right now. These interest rates will not stay down forever.
  • However if you are looking to lease instead of purchase right now, John Hrisco & Associates can service your real estate needs, no matter what they are.

Someone Is In The Dog House & It’s Not Our Dogs!

Someone Is In The Dog House & It’s Not Our Dogs!

What started out as a routine drive home from Bark-N-Lounge, our doggie day care facility located in Keller, Texas turned into anything but routine once me and our 3 doggies arrived home yesterday.

After a long afternoon spent at my new real estate office, RE/MAX Heritage, attending a Power Class earlier in the day and then a Heritage Fall Festival planning meeting, accompanied by a few errands on the way home before leaving to go pick up the dogs, I called my wife on the way home from Bark-N-Lounge trying to decide what to eat for dinner. We had decided we would eat out since our fridge is on the fritz and I moved everything from one refrigerator yesterday to a spare in the garage and because it is full, there is currently no room for any new leftovers.

So we both said Chinese and decided on Taste of Asia about a mile or so up the road from our house. Well in-between the time I hung up with my wife and the time I arrived home, I must have had a brain fart! You know how doggies like to stick their heads out the window while you are driving; well our doggies are no different. But when I do this, while driving, I also make a point to lock the child safety locks on the back doors because I don’t want my doggies to press on the door lock and somehow accidentally open the door.

So I get home, pull in the garage, and then get out of the car. Now because I had locked the child locks, at first I tried opening the back doors and they were locked, so I hit the door lock button on the front passenger side door and then shut it. However, I failed to double check it to see if the back doors were then open. What do you think happened next?

That’s right, OH S#$%, I locked the keys inside the car along with my cell phone and did I mention that two of my doggies were still inside the car. Thank goodness it was not running! Not good, tried a hanger, ran down to the neighbors to see if they had a slim jim, so then I ran back home, along with my neighbor, and about that time, my wife comes pulling in, not a happy camper by now, because she was talking to her friend, our neighbor when I came down to our neighbor’s house and our neighbor handed me the phone so I could tell her.

So No slim jim, nothing is working, so I called USAA roadside assistance, we have USAA because my wife is in the Air Force. I tell the USAA rep the situation and she says that she can call one of Fort Worth’s Finest! I said really, and she said yes, really, they basically treat it as if a child was locked inside a car. Thank god it was not August anymore and it was actually semi cool yesterday afternoon and the car was in the garage.

So What do you think happens next, first one patrol car, then another, then we told the police officer what happened and he tried to confirm if Fire was rolling as he put it. And right about that time, wallah, Engine #31 rolls up from the Fort Worth Fire Department……

FWFD to the rescue

I will let the rest speak for itself, you can’t tell, but there is two dogs inside the vehicle in this picture. We gave the first responders cold water, along with our doggies once they were released, and thanked them for the trouble.

Even the smallest calls can be the difference between life and death, although, not necessarily on this case, but these guys are heros every single day they go to work, they never know what type of call they are going to get? What do you think I aught to do to show the FWFD our appreciation? Thank you guys!

P.S. after the drama died down, we did go eat at Tast of Asia, if your in Northeast Tarrant County and looking for a good Asian Dining experience, I recommend you check them out. My wife had the Yellow Curry chicken and I had Teriyaki chicken, yummy!

Storms Hit Northeast Tarrant County Real Estate Hard!

John Hrisco|RE/MAX Broker,REALTOR®,SFR | NE Tarrant County Real Estate Experts : Real Estate Broker in Keller, TX

Storms Hit Northeast Tarrant County Real Estate hard the last couple of nights, we had some pretty severe Thunderstorms roll through North Texas and Northeast Tarrant County Real Estate in particular. We had several inches of rain in just a few short hours which brought some flash flooding to some lower lying areas. I included some pictures I took yesterday morning of Arcadia Trails Park located in Park Glen.

Arcadia Trails Park is one of the largest city parks in Northeast Tarrant County, it runs approximately 2.5 miles and stretches from Shiver Road which is about 1/2 mile north of Tarrant Parkway on the northern end to just north of Western Center Blvd to the South. It is loaded with:

  • walking trails
  • soccer fields
  • basketball courts
  • tennis courts
  • a real life nature reserve
  • and one of the premier frisbee golf courses in the area.

Running through the middle of Arcadia Trails Park is Whites Branch Creek (pictured here) which merges with Big Fossil Creek to the south. In these pictures, the creek which normally is about 10 feet or so below the bridge was up to the very bottom of the bridge.

Storms hit North Texas Real Estate hard!

Neigboring Cities saw some storm damage as well, with downed fences, apartment roofs blown off, storage sheds blown over, trees uprooted. Thousands of People are reportedly without power. Here it is the first official day of summer and it feels like the April-May Thunderstorm season is still here.

With a burn ban in effect for most, if not all of the state, the thunderstorms over the past couple of days brought much needed rain to the region. Officials are saying the current drought conditions in Texas are the second or third worst in recent recorded history. Lake levels are down across most of the State. Lake Travis was reportedly down about 23 feet below normal. Cattle Ranchers are having to sell off their herds due to the lack of available hay and green grasslands for grazing.

A cold front that pushed down from Oklahoma is the cause of the recent Thunderstorms. One of the characteristics of a cold front is that you have thunderstorms that usually preceed it. You would think with all this rain and just hearing the words cold front that it would cool things down a little, but temperatures are expected to be above 100 for the next several days or week.

So get out today before it starts heating up and give your house a walk around, inspect it, make sure everything is still intact. Help a neighbor whose tree or fence has fallen down clean up, you'll never know when you might be in need of help yourself. And if you ever feel that your caught in a flash flood of information when it comes to Real Estate here in Northeast Tarrant County or any part of the Metroplex for that matter and you're just not sure who to turn to, give John Hrisco & Associates a call.

House with a Pool, Fort Worth, TX 76137

Kristen Ueckert 817-422-3322 Keller Texas Real Estate: Real Estate Agent in Keller, TX

Today I showed my brokerage listing located at 5521 Seabury Drive in N. Fort Worth and it went great. The only problem is the listing agent in my firm did receive another offer today and they are in the process of poola negotiation. This is a win-win for me because the family I showed today actually placed my firm's listing 2nd behind another property we viewed which needs little to no work and possibly even 3rd behind another property we viewed that needs a lot of work. Either way, they say they could be happy whether they get the one in little need with a higher price tag or the one in need which is reflected in the price. The most wonderful part of the day is they are realistic and ready to buy NOW.

The reason for my blog post today, though, is to say if you know of someone about to put their home on the market for sale in 76137 area of Fort Worth that is about 2,500 square feet or larger with an inground gunite pool, please have them call me yesterday. I'd like to show it today. Thanks!
