Average Sale Price (of sold homes) = $159,875
Sales Price to List Price Ratio (SP/LP) = 97.2%

Real Estate Market Report - 2008/2009/2010 Comparisons for Westcliff Subdivision, Fort Worth, TX
An ActiveRain networking friend of mine is a real estate broker in Loudoun County Virginia (bet you AR junkies can guess who I'm referring to - duh!) and she recently did a Market Report that focused more on volume than prices. I thought this report was particularly instructive of and insightful about how the current real estate market has taken shape. Please check out the following stats and see if you think so too!

2008 SOLD - 66 properties SOLD
2009 SOLD - 68 properties SOLD
2010 SOLD - 61 properties SOLD
OBTW: I went back 1 year from yesterday (9/25/10) for 2010 figures, one year before that for 2009, and so on.

Market Summary:
Homes sold = 7
7 homes sold during the month of May is further proof that we're on the upward slope typical of the seasonal pickup experienced as we enter the spring months. However, and frankly, it is a bit down from the 9 sales in Westcliff in May. It's also a bit down from the 11 sales in June of last year - 2009! But analysts attribute this to a lot of first-time buyers buying before April 30th, 2010 deadline for the tax credit that was expiring.
Pending sales = 5
There were also 5 pending sales at the time of this report which is an indication of further demand or backlog. We had 5 pending sales last month.
Expired listings = 2
There were 2 listings that expired during this month and this was 2 more than expired in April.
