Frisco Lakes by Del Webb offers residents a one of a kind community experience. While the community is an age restricted community where one resident must be at least 55 years old, don't think these residents are winding down. I spent the last two hours walking through the neighborhood talking to residents, sales reps, and staff at the Amenity Center. Let me tell you, it was the most pleasureable experience I have had in a long time. Everyone had a very relaxed, happy feel to them. I spent about five minutes talking to a gentleman named Chuck and he had nothing but great things to say about the community. Chuck had lived in Frisco Lakes for the last four years and he stated that the most impressive attribute of the homes was the fact Pulte, the builder, stood by their work. Some of the original homes needed some repairs and Pulte responded immediately without hesitation and made sure the residents were happy with their home.
During my time at the Amenity Center, I must have seen 50 people engaging in various activities. This was surpirsing to me because the sales representative for Pulte told me about 40% of the community still works regular jobs. Beth, the Amenity Center Representative, was extremely polite and answered every question I had. From an activity stanpoint, one has endless options at Frisco Lakes by Del Webb. There are over 70 active chartered clubs and special interests groups as well as over 70 activities each week to get involved in. Whether you are a golfer, a bridge player, interested in making jewelery, or a wine affecionado, Frisco Lakes has a group for you to engage in.
Homeowners' Association fees were quoted at $315 a quarter and this includes access to the community intranet portal, indoor and outdoor pools, tennis courts, walking and biking trails, community kitchen, discounts and preferred tee times at the golf club as well as standard community maintenance and other various amenities. The association takes great pride in their community and makes every effort to ensure its residents are happy with the community.
As far as homes themselves, go Frisco Lakes by Del Webb is planning to have about 2,400 homes in the community. Currently they are just over 1,200 and expect the rest to be sold over the next 4 to 5 years. As the community continues to fill, I was told there are plans of building a second amenity center. There are 10, thats right I said 10, different floorplans for residents to choose from when selecting their home. Prices begin as low as $149,900 and extend up to just over $330,000. Many lots are still available along the golf course and with views of the gorgeous Lake Lewisville. Taxes on a $200,000 home run approximately $4,500 unexempted and approximately $3,755 if you are claiming the Homestead and Over 65 exemptions. WIth just the Homestead exemption, a resident can expect to pay approximately $4,171 on a home valued at $200,000.
In closing, I cannot recommend this community strongly enough if you meet the age requirement. While children cannot live with you, they are welcome to stay up to 90 days during the summer if your children are in college or have different living arrangements. During the summer months, the amenity center has special hours available to grandchildren and family friends. Do not make a home purchase without visiting Frisco Lakes by Del Webb. It is a one of a kind community in Frisco, Texas.

Frisco, Texas is just 30 miles north of Dallas and is one of the fastest growing suburbs of the Dallas/Fort Worth area. Residents are drawn to its low cost of living, ideal climate, rich culture and wonderful local amenities.
