      <title>The Commitment That Goes Both Ways</title>
      <description>&lt;p&gt;&lt;b&gt;Question:&lt;/b&gt; I am beginning my house-hunting process. What type of real 
estate agent should I work with to ensure my interest is protected in this 
transaction?&lt;/p&gt;
&lt;p&gt;&lt;b&gt;Answer:&lt;/b&gt;&lt;/p&gt;
&lt;p&gt;Congratulations to your first step in home ownership. There are many 
financial, tax and emotional benefits to owning your own home. Something you 
call &lt;i&gt;your own.&lt;/i&gt; I remembered when I first became a home owner, the first 
thing I did was to paint the walls - simply because I can! I remembered that 
feeling as if it was yesterday. Your question/ concern is valid and justifiable 
so because: &lt;/p&gt;
&lt;p&gt;&lt;b&gt;ALL real estate agents represented the seller by default&lt;/b&gt; - even if 
they had never met or talked to the seller. That means they have a legal 
responsibility to disclose to the seller any information given to them by the 
buyer. &lt;/p&gt;

&lt;p&gt;Your answer is simply with a &lt;b&gt;written&lt;/b&gt; &lt;b&gt;exclusivity agreement to work 
with a real estate agent&lt;/b&gt;. The paperwork is called the Buyer's Representation 
Agreement. In this document, it clearly defines both parties' obligations to one 
another. &lt;b&gt;COMMITMENT TO BUYER: &lt;/b&gt;Hence, your buyer's interests are contractually protected, above the 
interests of the seller. Your agent will not disclose any information you do not 
wish to share with the sellers and if he/she feels that sharing some important 
information will put you in a better negotiation position will first ask for 
your permission.&lt;/p&gt;
&lt;p&gt;Here in Texas, the Buyer's representation must be created in writing to be 
lawful. It must also have a time period: when this relationship begins and more 
importantly, when this relationship ends. If during this time you are not 
satisfied with the service you have been given, you may request for a 
Termination. Discuss with your agent if there are any fees involved. All real 
estate agents are independent contractors and each company have a different 
policy about this issue.&lt;/p&gt;
&lt;p&gt;&lt;b&gt;COMMITMENT TO AGENT: &lt;/b&gt;Having this agreement in writing also protects the agent who has been working 
hard for you, spending countless hours on research, showing you - the buyer the 
properties. &lt;/p&gt;

      <title>Are you Evite Smart?</title>
      <description>&lt;p&gt;I need help.&amp;nbsp; Just made and sent an Evite for a holiday lunch we are setting up for my cycling club here in Frisco, TX.&amp;nbsp; I did what they said and brought over all the names from Outlook into an address book in my Evite account.&amp;nbsp; But you can't see the names of who is invited and what they respond.&amp;nbsp; You can see the space the names make and when you roll your mouse over it lets you know there is something there to click on.&amp;nbsp; I don't think it is a background issue but can think of nothing else. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;help- aside from an e-mail you can send to the Evite folks, that I already sent over the weekend- have any ideas?&amp;nbsp;&lt;/p&gt;

      <title>Drive to Frisco this Holiday Season</title>

      <title>Wow- it is December</title>
      <description>&lt;p&gt;The best part about going away for Thanksgiving is your kids get to wreck havoc on someone else's home.&amp;nbsp; The worst part is you end up a weekend behind with your daunting list of Christmas &quot;to do list&quot;.&amp;nbsp; What is your responsibility?&amp;nbsp; Mine is lights outside the house, the tree in the alcove above the door, driving the &quot;man van&quot; to get a tree and put it up.&amp;nbsp; I know, does not sound like a huge list but overwhelming for some reason.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;One year I want to have a Christmas light party over here with lots of &quot;Holiday Spirits&quot; and have help hanging the lights but fear the liability insurance I would need to carry.&amp;nbsp; Save travels for you up the latter this year.&lt;/p&gt;</description>
