Galveston Island Today

A lot of people ask me how Galveston is doing..and even people that live nearby don't seem to know much about Galveston. This has really been the case since the hurricane, the media sort of "dropped" us as a story, eventhough our devastation here was in many cases worse than New Orleans, and many other areas. Our residents here have been through more than you can imagine..our properties, our economy and our entire island has been through more than just a few boats along the causeway and a few piers washed away. I get frustrated when I read the newspaper here..it's like a tiny social paper filled with useless "dribble" , so I can understand the problems getting the word out.

I want to share with anyone that reads this, that Galveston has not only been working hard but has recovered to an amazing level. We have had a more busy and populated island regarding tourism here than we have in over 5 years. We have new storefronts, freshly painted buildings, new houses being built, all of our seawall businesses are booming, the beaches were worked on night and day around the clock to get ready for "high season" with dump trucks working into the night.

Our natural dunes have reformed, our west end is looking amazing. Our real estate market is busy, investors are buying up houses and remodeling them, making street after street look fresh and new...

Our vacation condos are packed to capacity and Moody Gardens and Schlitterbauhn is bustling with families.

I can look out from my balcony and see the seawall absolutely packed with cars, music blaring, boats, ice chests..all going out to the west end for a weekend of fun in the sand and water. Busier than I've ever seen it.

At night our strand area is lit up, our trendy bars and art galleries having wine tastings, our cruise ships in port with everyone going to starbucks before the loud horns blare to signal boarding.

I've been back since October 1st, 2008. The hurricane hit Sept.13th, 2008. I was here to stay in my moms house in historic downtown. No power, no stores open..cleaning out her house of moldy furniture and rugs, dragging them to the curb. I lived in her house by myself for months, protecting her property, packing up everything I could save from her first floor..washing each dish from her china cabinet by hand..packing them into boxes. I saw street after street with huge debris piles, dirt and mud everywhere..mold everywhere.

Now..I drive down those same streets with quiet smile. I see new paint. I see green grass. I see people parking back in their driveways once strewn with sheetrock and trash.

Everyone should be more than proud of Galveston Island, they should also be informed. Everyone should know what an amazing and hard job we have all done here to not only survive, but to bring Galveston back better than it was before.

We have a lot of pride in our island here..I am a member of the Galveston Recovery Committee. All of us are proud...but we also want the rest of Texas, and anyone that doesn't know, to also be proud.

Without huge help from FEMA, without huge help from the State of Texas, without huge help from even the media, we have not only worked tirelessly, but we have exceeded success.

As the "high season" comes to a close, we still will stay busy here on the island. Come see for yourself, enjoy our sand, eat at our restaurants, smell our salty air and listen to our waves crash on the shore...

..and take back our success in your memory of an island that overcame seemingly insurmountable odds to be better than ever.

Hitting Your Goal - A Funny Story to Make a Point

When I was several years younger I rode a motorcycle for recreation with a bunch of friends on weekends. One weekend we were returning home from a ‘run', coming down I45 towards Galveston Island.

There before me about 40 yards ahead appeared the carcass of a dead dog in my traffic lane. Not a really big one, but big enough that I sure didn't want to hit it. All I had to do was swerve to the right or to the left just a little bit to miss it completely. I had plenty of time.

So with a laser focus on the carcass looming just ahead, my mind told my body to move over just a tad so I would miss it, and avoid possibly going air born. But no matter how hard I tried; no matter how much I wanted to lean a little to left or a little to the right I COULD NOT DO IT!

And so I ran over the carcass just as smooth and clean as you please. I did not go air born thankfully. I didn't wipe out as I feared. But the adrenaline was really pumping, I can tell you that. And when we all reached our destination I was in for some teasing. One of my friends asked me, ‘So I guess you figured that dog wasn't dead enough?'

I thought about this incident for a while, wondering why couldn't I have avoided hitting that carcass? I really wanted to! I finally came to the conclusion that the reason my body would not respond to my demands to move over was because I had a laser focus on that object. I'll bet I didn't even blink! I mean my eyes were riveted on that dead dog in the road ahead. And with such focus and intensity, my body ignored my verbal demands and followed my visual focus. Right over that dead dog in the road.

Now when I think of some goal I really, really want, I know exactly what I have to do to get it or achieve it. I just have to put a laser focus on it. Keep my eyes on it and don't blink. That way every little decision I make throughout my day brings me one step closer to my goal.

If you have a laser focus on your goal, there is no way on earth you cannot NOT be successful in reaching that goal. That focus will carry you to your goal as surely as it carried me right up and over that poor dead dog!

Keys To Success

I have a laser focus on my goals in real estate. There is no doubt in my mind I will arrive at my goals and be successful. I have defined specific milestones and continue to learn and hone the tools of my trade.

I read a blog here on ActiveRain yesterday about one of the members and how he ‘eats, drinks and sleeps' real estate (proclaimed by his wife).

Now that's what I'm talking about!

Great News from the Texas General Land Office and Galveston Real Estate and Beach Property...

Yesterday, the Texas General Land Office released the new guidelines regarding the Texas Open Beaches Act. After reading the new guidelines, I think everyone will be very pleased to know that properties that might extend into the set-back areas will not be "put on a list" to be torn down or moved.

The origial set-back/"dune line" or "elevation line" set following hurricane Ike was set at 4 1/2 back to establish where the public beach began from private property lines.

Immediately following hurricane Ike, the General Land Office stated they would wait a year to allow the natural vegetation and dune to re-form, and that's what we're seeing now.

The Texas General Land Commissioner, Jerry Patterson has stated yesterday in the main press release, "

"As promised, I gave the natural line of vegetation a year to recover," Patterson said. "In those areas where it has recovered it will be the boundary of the public beach. In areas where it hasn't, I've drawn the line at mean low tide plus 200 feet." and also, "If a structure is on the public beach but doesn't block public access and is not a health and safety risk for beachgoers, then it's likely no action will be taken."

This is good news!

What this means, is that many beach homes considered "front row" which everyone was concerned about, will not be torn down or moved due to the new guidelines.

Only those homes that stand far out into the open beach and are a hazard, (which are very few) will be required to be removed. This will be a great relief to many home owners that own front row homes.

If you look at the maps, you will see many front row properties where the zone seems to go into the property lines of many front row homes. *This does not mean that the homes will have to be moved, torn down, or will be "put on a list." This simply is an area that has been designated for future "new construction."

If a current beach home is located within the 200ft set-back it may be repaired and all beach construction permits obtained as long as the home is not over 50% damaged.

As far as "new" construction, a new beach home must be built "behind" the 200ft. elevation line.

Other things to note:

~ There is a FEMA buy-out program, but it is voluntary. It applies to structures damaged more than 50% and other slight restrictions apply. The beach homes that have opted for the buy-out already have been coded on the maps released by the Texas General Land Office. Most likely these homes will be torn down and the lots will be either be sold for "non-rebuilding" or left as vacant lots, expanding the views of surrounding properties. Galveston's beach home owners have reluctantly taken advantage of the buy-out option, many choosing to keep their properties, although a few properties exist.

Overall, this is very good news for property owners and real estate buyers in Galveston. The Texas General Land Office and Jerry Patterson has done a very good job of allowing nature to re-establish the devastated dunes before making decisions.

If you visit our west end here in Galveston, you will see the new dunes, with the fresh vegetation..and it's a beautiful sight.

What once was destroyed by water and wind has been re-formed by nature.
