Berry Creek Neighborhood Market Stats - February 2011:
We have some interesting data to review, so let's dig in!
My favorite always comes first, how many homes in Berry Creek SOLD last month?

Hmmm.. 6 homes sold - same number that sold in January 2010. OK, so no big news there...
Moving on to Days on Market (my next favorite chart)....

Up 37% over same time last year. Not great, but not earth shaking either. At least it has stayed fairly level with last month, and stayed away from the crazy number we saw back in November!
So, lets talk about the home values. Here is the median sold price chart:

Pretty flat - a little down from the last few months, but that's OK. We have had very few problems with foreclosures in the neighborhood, which has helped home values stay relatively steady.
Bonus ! Here's some additional charts that I don't normally include, but I found them to be interesting:

The number of homes under contract is the highest it has been in the last 13 months, and up 80% over same time last year. Which sets the stage well for my final chart...months of inventory...

That's 3.9 ! The lowest it has been in 13 months! Which means, if you're a homeowner thinking of selling in Berry Creek, it's a good time to get your house on the market. There's fewer to choose from, and we all know that once folks see our beautiful neighborhood, along with the clubhouse, golf course, tennis courts, swimming pool, and fitness center, they decide that this is where they want to be!
If you would like to sell your home in Berry Creek, Georgetown, or the Williamson County area, please give me a call. I'm ready to move when YOU are !

Yikes! I'm a bit behind on my stats for Berry Creek - mea culpa :)
Let's get right to it!
Here's some GREAT news - number of homes sold. (And another excuse for why I'm so late with these numbers... LOL)

No - that's not a typo, the number of homes sold in Berry Creek for December 2010 was up 350% over December of 2009. WOW. (Which reminds me of a post I wrote last month about not taking your home off the market for the holidays)....but I digress...
Not only was it up over the same time last year, it was the highest month for 2010 PERIOD. Suh-weet!
On to the next chart, the average Days on Market. Again, a nice bit of information - showing a decrease of 25%. The overall number for last month came in at 98 days. While this may not be the lowest number we have seen all year, it was certainly easier to live with than the 175 we were looking at in November!

Last but not least, we have the Median Sold Price. Not an increase here (just to prove I don't only put the positive things in my report), but yet not a big drop either. Down 4% over December of 2009, the median price for last month was $309,000, vs $320,500.

Hope this helps those of you interested in the Berry Creek real estate market become a little more informed. As always, if you need more information, or a market analysis of your home, I'm here - in the neigbhorhood!

Come and see the "Stars of Berry Creek" - at least 6 homes will be open - watch for the homes with the gold star balloons! You will receive an entry form to win a free round of golf for 2 w/golf cart at each home you visit. The more homes you visit, the more chances you have to win!
Berry Creek is a great neighborhood located in Georgetown, TX. It has an 18 hole championship golf course, tennis center, olympic size swimming pool, workout room, and country club. The neighborhood has lots of activities and social clubs to join.
Maps and all the homes on tour will be located at both entrances to Berry Creek.
I'll be in the home at 132 Fairwood Drive. Best deal for 5 bedrooms in the neighborhood !

Depending on which report you were listening to, Georgetown, TX got 13-16 inches of rain in a 24 hr period this week. Here's a video of my neighborhood, Berry Creek, and the golf course that was flooded. As far as I have heard, all the homes were spared....
The flooding to the course is especially disappointing, as major renovations had just been completed over the summer. But the wonderful management and staff of BCCC will have the course looking great again in no time.
We are again thankful that no homes were damaged. There were others in Georgetown, unfortunately, who were not so fortunate. The Red Cross is sending out people to evaluate the damaged areas and provide assistance to those who lost homes and/or belongings in the flood.

Register with reverse 911
One tip I learned through reading through the latest news on the area was the ability we have to register our cell phones to receive "reverse 911" calls. Williamson County now has this capability, via your regular home phone, to notify you if there is an immediate danger in your area.
If you have a cell phone it would be a good idea to register it as well, in the event of a fire, flood, or anything else that could disrupt your home telephone service. You are allowed to register multiple addresses for a single cell phone number which could include work, day care, school, or other family addresses. For more information or to register your cell phone please visit http://wireless.capcog.org .
Have a safe and dry weekend!
