There continues to be a substantial inventory of lots in Horseshoe Bay
in the Highland Lakes area of Central Texas. For lots listed
at $10,000 and under, 2011 ended as follows in the table below. Overall, there are still high inventory levels in Horseshoe Bay with few properties selling. At the current absorbption rate, (one per month), there is a 6.3 year supply of lots listed in the under $10,000 category!
As a Seller, what does that mean to you? Price your lot as aggressively as you can. Generally speaking, the more aggressively priced lots are selling, particularly those with compelling features such as a golf or lake view.

Lot Sales in Horseshoe Bay continue to be slow with a very high inventory on the market. If you are thinking of buying, there are some great deals out there. If you are thinking of selling, it is vital to price the lot as aggressively as possible in order to have the potential of selling. In the $10K-$25K range, there is an 11 year supply of lots at the current rate of absorption.

The $25,000-$50,000 continues to be the slowest category with no sales this year.
The number of listings in the over $150,000 category has increased significantly, although there have been no further sales since the last report.

The first full service grocery to open in Horseshoe Bay will be located at 9710 W. RM 2147.
The grocery will cost about $5M to build and will have 15,800 sqft of space. It will anchor a shopping center that could eventually reach 40,000 square feet, according to Mike Walsh, developer.
Jim and Kathy Jamail, along with daughter Paige and her husband, Micah Barnes, will move to the Horseshoe Bay area to operate the market, which will also have a wholesale division serving area restaurants and caterers.
Jamail's has been called the best grocery store in America by Texas Monthly magazine in previous years, focuses on fresh produce and has been a fixture in the Houston area for decades.
