One of the basics of the contract proceedures is the ever important inspection period. It is so very essential to be sure we have had a disinterested third party have an up close and personal look at the intended purchase for the buyer we represent.
From the structure to the systems within the house, there are so many possible pitfalls. Things that can cost megabucks to repair are not welcome in the average home purchase. It is not that anyone believes that the seller or sellers agent wants to cause trouble that prompts this step. It is just that we would all like an extra measure of assurance that all is well .
Security is something all of us seek in everything. We seldom find it, but that does not keep us from continuing the search.
Today we accompanied a young couple on their home inspection journey. Being there is one of the services we feel is important. Not only do the average buyers not know what to expect, but they may misunderstand the presented information. They may even get scared away.
The inspection process today brought about more questions. The plumbing system needs further inspection, and there is some evidence that termites have made this house their home.
Yes, more inspections cost more, but it seems a small investment in finding out the truth about what they are buying and what repairs may cost.
Today, we are grateful that this process is there, and that we are one step closer to being sure this is the right house for these folks!
