If you are a Vietnamese aficionado, definitely try Les Givral's Kahve on Washington in the heart of Rice Military. Some incredible food, fast, fresh and definitely healthy.  My standard is the beef soup (Pho) which for me is definitely comfort food.  Or try the inexpensive sandwhiches made with yummy french bread.  If you are adventurous, you could try the rice dishes some of which has a fried egg on top.  Nothing but protein for you Atkin's folks.  

What is definitely unique about Les Givral's Kahve is the interior decor.  The restaurant has a lounge area where you can have an afternoon cocktail or a pre-party before you head out to the local bars.  The owners wanted to divide the space from the main eating area. So what do they do?  They hire an artist who takes a bunch of 2x4's and yes..creates a masterpiece.  It took a little bit to get it just right.. Lots of moving it back and forth.   All assembled onsite, this structure divides the space nicely.. Oh yeah, it is called the "nest".

And yes, if you used to go to Mai's (which burned down earlier this year 2010) after going out on the town, this is your new stop.  It is open until 3AM.. Yay munchies!

So if you are out and about "Inside the Loop", definitely give Les Givral's Khave a try.  It is healthy, yummy and easy on the budget.

May 2010 Real Estate Market Report for Rice Military, Houston, Texas 77007

Rice Military is defined as the area in Houston that is East of Wescott St., North of Memorial Drive, West of Shepherd, and South of I10. Rice Military lies in the 77007 zip code.

For the month of May, there were 104 active single family/townhome/condo listings. 22 listings are in pending status (meaning there is a contract in escrow), and there were 18 sold listings.

Of the 18 sold listings, 5 were distressed sales, a slight increase from last year this time. Distressed sales are foreclosures or short sales.

Of the sold listings, $139 is the average sold price per square foot. However, when you remove the distressed sales from the sold listings, the average price per sq ft jumps to $150 sq ft.

Sellers, the biggest challenge you have in selling your home in Rice Military is the large number of inventory on the market today. Trying to beat out 104 other homes is hard to do! It would take at least 6 months just to sell the current inventory of homes. Even more challenging is the competition from the distressed sales. Granted, distressed homes sometimes aren't move-in ready, but for the right price, many homebuyers are willing to put in some elbow grease. Rice Military was redeveloped into a trendy neighborhood consisting of contemporary attached and detached townhomes starting in late 1990s. The boundaries of the Rice Military neighborhood are Washington Avenue (North) Memorial Drive (South) Shepherd Drive(East) and Westcott Street (West). Rice Military, which is conveniently located Inside the Loop, is in walking distance to Memorial Park. The area was named “Rice” as the people who owned it were members of the Rice family; the Rice family included William Marsh Rice, who founded the Rice Institute (now Rice University). The term “Military” is a reference to the neighborhood’s bordering of what was once Camp Logan, a World War I-era U.S. Army training camp. Location, Location, Location!

The boundaries of the Rice Military neighborhood are Washington Avenue on the north, Memorial Drive on the South, Shepherd Drive on the east, and Westcott Street on the west. Rice Military, located inside the prestigious inner loop of 610, is ideal for the young (at heart) and upwardly mobile crowd who like to be where the action is.

Demographics:

Rice Military is fairly equally split between the number of men and women who live there, and equally split between the number of single and married couples. The median age of the residents is 32. Rice Military is considered an upper middle class neighborhood, where the average income of a resident is $70K. About 10% of the residents are renters.

Schools:

Residents are zoned to the Houston Independent School District. Elementary students will attend the "Recognized" Memorial Elementary School. Middle School students will attend the "Academically Acceptable" Hogg Middle School and High School students will attend the "Recognized" Lamar High School. (For more information on how schools determine its TEA status, check out my blog) Of course, there are also private school options available as well.

Pros and Cons of Living in Rice Military:

PROS: Rice Military offers affordable living for young professionals who want to be close to the action. Minutes from Downtown, The Galleria, the Theater District, Memorial Park, countless top rated restaurants and bars, residents of Rice Military love the lifestyle that it affords. To be this close to this much and not have to pay over $500K for your home is what draws the young and ambitious to Rice Military. Finally, Rice Military is an area of transition... Many residents who bought early on are seeing tremendous equity in their property today. In my opinion, it still remains a sound investment for home buyers who are looking to live there for a few years, and later sell for a substantial profit.

CONS: Rice Miltary is not the best place to raise a family. Rice Military is densely built, and Houston ISD is not the best school system in or around Houston. Residents may complain of noise, cramped streets, and late night "shenanigans" created by the aftermath of neighboring bars releasing their intoxicated and wandering inhabitants into the neighborhood (or this may be your cup of tea). For some, a drawback may be the size of the home/lot is about half the size of what you could get out in the suburbs, minus the attractions, though. Most homes in Rice Military do not have yards, either, and this could be a drawback for some as well.

Free Standing Homes

Active on the Market

There are currently 44 total properties for sale asking an average of $172.62/SF priced as low as $309.9k all the way up to $1.2M. Almost 70% of the current inventory for sale are new developments. On average , active listings have been on the market for 93 days. None of the homes for sale in the neighborhood are bank foreclosures.

Pending Sales

As of the writing of this article, there are 8 properties that went under contract in January, at different stages of the transaction (i.e. pending inspection, pending but taking backups, pending closing). The average asking price of the homes that went under contract is $162.31/SF priced as low as $309k all the way up to $960k. On average , pending sale listings have been on the market for 68 days. None of the pending sales are bank foreclosures.

Sold

A total of 3 properties were sold during January at an average of $128/SF with sales prices ranging from $206k all the way up to $405k. Just one of the sold properties in Rice Military during January was a new development. On average, sold listings have been on the market for 141 days. One out of three solds was a bank owned property.

The current absorption rate for freestanding homes in Rice Military is 6.2 months - that is, it would take about 6 months to sell all the current inventory at the rate homes have been selling in the neighborhood over the past year. This statistic demonstrates that the area is trending towards a balanced neutral market. On average, sold listings fetched 95% of asking price, which shows that Seller’s who were willing to discount their prices got their homes sold, while the rest held on to their price point waiting for the right buyer. Something to keep an eye on is large number of new builds in the area versus resales. Their inflating days on market tell me their prices may be coming under some downward pressure and some good deals might come as a result of it.

Townhomes

Active on the Market

There are currently 28 total properties for sale asking an average of $162.03/SF priced as low as $221.9k all the way up to $1M. Almost 50% of the current inventory for sale are new developments. On average , active listings have been on the market for 99 days. None of the homes for sale in the neighborhood are bank foreclosures.

Pending Sales

As of the writing of this article, there are 2 properties that went under contract in January, at different stages of the transaction (i.e. pending inspection, pending but taking backups, pending closing). The average asking price of the homes that went under contract is $168.15/SF priced as low as $231k all the way up to $343k. On average , pending sale listings have been on the market for 127 days. None of the pending sales are bank foreclosures.

Sold

A total of 2 properties were sold during January at an average of $136.81/SF (shameless plug: one of them was ours =) with sales prices ranging from $235.9k all the way up to $545k. None of the sold properties in Rice Military during January was a new development. On average, sold listings have been on the market for 40 days. None of the solds were bank owned properties.

The current absorption rate for freestanding homes in Rice Military is 3.9 months- that is, it would take about 4 months to sell all the current inventory at the rate homes have been selling in the neighborhood over the past year. This statistic demonstrates that the area is actually in a Seller’s Market. On average, sold listings fetched 93% of asking price, so Seller’s ask yourselves this question: “Provided that I am priced right, would I be willing to take an offer 7% less than what I’m asking?”. And if the answer is no, the market is telling you that you should not be in it right now.
