Chesterfield had another banner year in 2009. Although only five homes sold in 2009, Chesterfield passed some very important milestones. The first home sold for over $250,000. Two separate homes sold for more than $95 per square foot.

Additionally, the days on the market per sale was only 30 days, a very brisk pace.

Chesterfield homes continue to sell briskly. The average days on the market is only 30 days. Homes have sold between $200,000 and $370,000. Chesterfield features grand manor styles homes within walking distance of two great golf courses.

Chesterfield is my home and no realtor has sold more homes within the friendly confines of the community.

Chesterfield in Katy Texas continues to thrive. Chesterfield is now one of the most convenient places to live in Katy. When you are in the confines of Chesterfield it seems like you are isolated from the world. However, now within walking distance of my home I can shop at HEB, ACE and a high end Spec's.

I can also walk to Sushi, Chinese, Steak, Lebanese Food, Chicken Fried Steak and high-end ice cream.

I can easily bike along beautiful trails and nicely maintained streets to the high end dining and shopping at the Villagio and La Centera.

George Bush Park one of the nicest hiking and biking trails in the area is just a short bike ride away as well.

Children can bike to Fielder Elementary and several play areas are nearby.

I have never lived in area I loved more. I highly recommend this neighborhood to anyone.

Chesterfield has continued to do very well despite a challenging real estate market. Home values continue to increase. One of the reasons is that investors and homeowners looking for sweat equity have bought dated or maintenance deferred homes and updated them.

The most recent example is 22106 Fielder, which was purchased by one of my top investors. This home will be completely remodeled and sold for around $350,000 to $375,000 after completion.

So remember neighbors, your hard work is paying off, Chesterfield continues to flourish.
