This quote defines us. Each of us battle our challenges. Our challenges can either engulf us and pull us down or create an opportunity for success. The most talented, the wealthiest, the best looking among us stumble at some point. Rich or poor, strong or weak, no one and nothing is immune.

Many of our favorite stories highlight those who have risen, fallen and risen again. However, man is not the only entity that can bounce back. Neighborhoods can bounce as well.

Parklake Village is a community that is rebounding. If this community were an actor it would have all the needed tools for winning the Oscar -- looks, talent, winning smile, sense of humor and sex appeal. With manicured common spaces, inviting neighbors and a feeling of a small town, Parklake Village is ready for the next act.

Like an actor who had a breakthrough role then made several bad choices, Parklake Village started with a lot of promise but simply stalled and failed to reach its early potential due to some poor development choices, past foreclosures and a lack of positive publicity. But, the original developer is gone and a strong homeowner's association is taking this gem of a community to the next level.

This diamond level community has a lot going for it. Parklake Village is zoned to some of Katy's best schools including Pattison Elementary, McMeans Junior High and James E. Taylor High School The gated community backs to George Bush Park and features two sparkling lakes stocked with large catfish, bass and perch.

Thanks to great leadership from the HOA and good stewardship by recent and current builders, the community is finally delivering on its early promise. Recent waterfront homes have sold for more than 150 per square foot. Enterprising builders and future homeowners are purchasing the final lots. Like any talented actor, the neighborhood is starting to understand the role that best suits this community. Parklake Village is certainly learning to play the part with panache.

The last few years have seen some stunning estate homes completed and sold. Unique and exquisite lots back to George Bush Park and the neighborhood lakes. Magnificent homes are being created to satisfy any discerning buyer. Where else can you find large 1/2 to 1/3 acre lots with access for a dock and boat in Katy? Even the traditional lots have added beautiful 4000+ square foot custom homes.

Parklake Village is bouncing back. For the homeowners and admirers that have always seen the potential, the results have been worth the wait.

Due to a great location and proximity to great amenities and fantastic schools sales in Parklake Village continue to be brisk. The incoming medical facilities that are a stones throw from the neighborhood will mean more high paying jobs near by. This can only boast home values long term.

This has been reflected in the sale of high-end property within Parklake Village. Since the beginning of the year three homes have sold above the $700,000 mark. Several others have sold between $400,000 and $500,000. This is very good news for the neighborhood.

Katy Texas Subdivision Series: Parklake Village

We really enjoy living in the Katy area south of I-10. We have a large amount of subdivisions and master planned communities to choose from. Some of our communities have lots of amenities like pool, tennis courts, golf courses, and walking trails. Some have stately homes in gated communities while others have easy highway access but limited amenities...the point is you choose what fits you best.

Parklake Village is a community bordered by George Bush Park. It is a gated community just east of Fry Rd. Houses in Parklake Village range from around $300,000 to just under $1,000,000. The community offers a variety of homes from production built to semi-custom and custom built homes.

This all sounds good...but here is my issue:

You just have better choices in neighborhoods here is Katy! The limited amenities, less then stellar community layout (in my opinion), and the fact that you must drive through other neighborhoods (and past a school that fronts the community...especially in the morning or afternoon) to get to Parklake Village takes away from what should be a custom feel.

In Katy, at the same price-point you can buy in neighborhoods like Windsor Park Lakes, Cinco Ranch, Avalon, Lakes of Buckingham, and WoodCreek Reserve...all offering custom and semi-custom homes at similar price points...all wrapped up in a what I feel is a much nicer package.

Parklake Village is a beautifully designed lakefron neighborhood that has one of Katy's Best Location and is zoned to three of Katy's top schools.

To date a total of 5 homes have sold in Parklake Village between $200,000 and $750,000. The price per square foot ranges between about $80 and $150 depending amenities and position on the lake.

A neighborhood that continues to romance the residents

Selecting a neighborhood is very much like finding the person whom you will marry. When you fall in love with someone, first, there is first a hint of attraction. Next the suitor makes you feel safe, secure and warm. Then you slowly discover dozens of magical qualities about them, each quality increasing your level of interest. Infatuation comes quickly, but true love blooms over time.

Parklake Village, a little waterfront jewel, east on Stonelodge from Fry Road offers just such a situation to the lucky few who call it home. Visitors and future homeowners who drive through the well-manicured entrance will feel their first hint of attraction when they see stunning Mediterranean and traditional homes surrounding sparkling lakes. Next, the lucky homeowners will be made to feel safe and secure by the beautiful access gate, proximity to Pattison elementary, and the friendly camaraderie of the neighborhood. Then the homeowners will slowly discover the other magical qualities of the neighborhood, detailed in this article, each increasing the level of interest. Infatuation comes quickly to anyone who visits this neighborhood, but true love will bloom overtime for the homeowners lucky enough to call Parklake Village home.

Parklake Village is nestled over 73 acres and features almost 15 acres of lakes. Fadi Semaan, the manager of the company that has overseen the development of Parklake Village from the early stages is very proud of the fact that only 118 homes will be built in the neighborhood, only 1.6 homes per acre. Mr. Semaan noted, "We wanted each homeowner to be able to be able to have a pool and still have a large backyard." Mr. Semaan can live anywhere, but still resides in Parklake. His voice resounds with pride when he notes that he has seen neighborhood children pull six-pound bass from the stocked lakes. Homeowner Jennie Marzella states, "Our backyard feels like our own little retreat. Looking out at one of the water is a relaxing pass time especially when we entertain."

Walks through the neighborhood are highlighted by architecture and landscaping reminiscent of a stroll though a south Florida resort hamlet. Many homeowners look at their home as their own private vacation spot. The stunning architecture and waterfront amenities may provide the initial hint of attraction, but internal features like breathtaking master retreats, epicurean kitchens and water features, high end media rooms are common features in this community. One home even features a full gym and recording studio. Many of the homes were custom built to meet the homeowner's own idea of paradise.

There is much to enjoy in the neighborhood. Many of the neighbors interviewed did not even mention the lakes or their beautiful custom home. Trisha Cubit loves the fact that she can walk her children to Pattison Elementary, recently ranked among the best schools in Texas by Texas Monthly Magazine. She also mentioned the camaraderie of the neighborhood. She especially enjoys the Parklake Ladies Tea and the neighborhood progressive dinners.

Ms. Cubit also stated that her homes, "close proximity to George Bush Park allows her family to almost instantly be in a park setting." Neighbor Russell Wright agrees, "We have the lake views across the street and 7,500 acres of woods and trails off the back yard. It is so private and peaceful."

Fadi Semaan stated that the park and trails were a key draw for the developer as well. He feels there are other communites on the lake, but few if any can offer all the little details of Parklake Village. "From the back of the neighborhood you wan literally walk or bike through George Bush and Terry Hershey Park and emerge a few blocks from Beltway 8 and I-10." Parklake Village is the perfect setting for outdoor enthusiast who want the come home to the luxury of lakefront living.

Russell Wright continues, "We used to live in nearby Nottingham Country, and about 7 or 8 years ago we discovered Park Lake Village. At that time, there were only a handful of homes that were completed, but we thought that the subdivision had the potential to be one of the coolest in the Katy area. The size of the neighborhood is just right. It is a warmly inviting and quiet atmosphere that we have enjoyed calling home for the past four years."

As the neighborhood nears completion more homeowners have the opportunity to buy one of the beautiful existing homes or design the homes of their dreams. Just as a paramour woos a spouse, Parklake Village waits to charm the next generation of home homeowners with the neighborhoods obvious appeal and hidden charms.
