Sorry, I keep getting this comment while trying to sell a home in WLN. We are just minutes away from the Westpark, and everything such as stores, recreational activites, and entertainment is right there in Katy. Cross Creek is further west, but I don't here that complaint. I come from New Orleans where it took me 5 minutes to get anywhere. But, I realize in a huge city area like Houston that it takes some time to get places. I feel the area I live in has alot of convience, and I love living and working in WLN. So, I don't understand why people keep saying this. Am I wrong? Is it to far? I welcome your opinion.

Children's Mardi Gras Parade

Hello, I just wanted to tell my neighbors, and future neighbors about an event I have planned in Febraury. We are having a children's Mardi Gras parade at the Westheimer Lake North Clubhouse on Febraury 6th from 10 to 12pm. So come out and see the kids decorate their bikes and wagons. There will be a DJ, facepainters, and much more. Prizes for best decoration. Hope to see you out there to line the route!!

The neighborhood features great amenities including multiple pools, a kid's spray park (water park), tennis courts, walking trails and multiple recreation areas like swim and tennis,.

Some of the homes are zoned to the renowned Katy School District and others are zoned to another school district. So chose wisely for resale and for the education of your children. I highly recommend using a realtor than knows the area well to guide you with your decision.

Based strictly on location, few neighborhoods can rival Westheimer Lakes. Located right off of Grand Parkway and 99 this neighborhood is an easy commute to downtown, the medical center, and Sugarland.

Due to the abundance of new homes available and builders there are often incentives available for new home buyers. Use your real estate professional to leverage the builders and get the best deal for you. Make sure your realtor has experience with new home negotiations.

Katy Real Estate News -Negotiating for a New Home in Westhiemer Lakes (Builder Inventory)

When you are buying a new home from a builder (vs. buying an existing home from a home owner) you have to learn to think differently.

When you are buy an existing home you generally have an agent with you to protect your interest. Often times, when you buy from a builder you go onsite and buy directly from the salesperson sitting in the new home. You have to remember that the person sitting in the new home does not represent you, he or she represents the builder and it is their job to get the highest price possible for the builder.

So the first thing I recommend is that when possible get a realtor to represent you when buying a new home. Many people think they do not need an agent -but when their taxes get escrowed incorrectly, or their here neighbors say how little they paid, or when a shopping mall comes in right behind the home they thought would be peaceful - they change their mind.

Here are some other tips for negotiating with new home agents in Westhiemer Lakes.

•1) Remember that standing inventory can always be had more cheaply than a home built exactly to your wants and desires. When a builder is sitting on several homes they are paying for the holding cost which they do not like. Also, they can lose their crews - which is even more important to a builder. If they cannot start a new homes their experienced crews move to other builders, which makes it tough on the builder.

•2) When you see a builder with a lot of inventory you can negotiate with them even more (this just makes sense).

•3) Get all builder information in the subdivision and use them against each other (many times you are helping the sales rep by helping him make a case for you - he or she wants to sell you the home).

•4) Always tell them you can make a deal that day if they can. Give them incentive to deal right now.

These tips should help - but remember the too golden rules of buying a new home. A realtor can really help you and that standing inventory can be had much less expensively than building to suit.
