Quail Valley is a cute neighborhood in Keller, Texas. I walk through it regularly and admire just about everything -- the trees, landscaping, 1980s brick construction on one side, 1990s construction on the other side, and especially the way every home is so unique. It's apparent there were many builders involved in this subdivision and it's also apparent the quality is well above average for the price point. Every home sits at a different distance from the street than the home beside it and every home has some space between the front and the street vs. putting the home right up on the street so as to ensure the front door could get a car straight through it! I like how estate feeling it is. There isn't anything cookie-cutter about it at all, except that this first one does remind me of a precious ginger bread house with it's adorable front porch!Back to it -- all these factors combined make the neighborhood particularly attractive to me. What's amazing? It's one of the most affordable custom neighborhoods in Keller proper. Love it!

985 Quail Ridge985 Quail Ridge is on the market today for $224,900. It's a four bedroom plus a study, 2 1/2 bath, 2 car garage brick home on over a quarter acre lot. This one-level home is approximately 2,175 square feet and it's adorable. It's been on the market 48 days today. The price reduction in June is sure to generate a buyer fast, though, because it's a fantastic home with the new, more realistic price for today's market. Love it and would love to walk on over and show it!

What else do I love about this area? It is a Keller High School area, and being an Indian, class of '94 myself, I can't help but love that. Also, it has a voluntary HOA that is very affordable at $75 a year. That pays for the street lamps and entry landscaping, among other things. It's hard to get into a custom home in the heart of Keller for under $200,000. This is one of only a few available on the market today in this highly desireable area of town. Quail valley EstatesQuail Valley Estates is a great established neighborhood in Keller, Texas. With prices primarily in the $200,000s, with the occasional dip below $200,000 and the occasional notch above into the $300,000s, it's one of the most affordable custom home neighborhoods around town.

Six things to love about Quail Valley Estates include:

1. It's one of the few custom built neighborhoods currently in Keller High School zoning that a consumer can get into for under $300,000. It's located right in heart of Keller, walking distance to the Keller Pointe and other conveniences. The location off Rufe Snow is fantastic.

2. It's 20-30 years old, so there are mature trees you won't find in the new subdivisions.Quail Valley If trees are your friend and you're tired of the new development where trees got a little ribbon tied around them and then went straight to the mulcher, then you won't be disappointed here in QV.

3. Additionally, back then developers tended to leave at least a quarter acre lot even in more conservatively priced and sized homes. Some are even 1/3 acre and near 1/2 acre along the north side. This size lot is harder to come by in today's local housing with .16-.18 being more common with these sizes of houses.

The sizes range, by the way, from about 1,800 to over 3,000 feet. Most are 3-4 bedrooms with 2-3 bathrooms and 2-3 garage spaces. Some have pools. Many have updates. It interested us to know there is a voluntary HOA, self managed vs. a mandatory one with a management company. The small HOA fees pay for the entry landscaping, common areas, and the street lights, among other small things.

4. There is an estate feel with many of the houses, as many of the builders positioned the homes further back on the lot leaving a larger amount of green space between the street and the front porch. Much of our new construction today places homes on the front of the lot -- great for entertaining kiddos in the larger back yard, but somewhat of a turnoff to many being so close to the street.

Quail Valley5. The style of construction is unique from the same ol' same ol' you might see in other areas. It was popular then to have builtins, walls of brick, taller pitches to the roof lines, stained glass or other decorative windows.

6. But the biggest thing is this neighborhood wasn't created by one cookie-cutting builder. There were many reputable custom builders who contributed to this beloved neighorhood. The variety means it's less likely to find two houses alike and the variety makes it more appealing to many consumers than an area that's all one builder.

Currently there are 5 houses active on the market for sale and one with a contingent contract. There is one pending sale listed for $249,000. The list prices range from $196,899 to $275,000 of those currently listed in MLS. There are two sold in the last 6 months. I'd love to bring a buyer to this neighborhood, as you'd not only be a neighbor of mine, but you'd be in a great place to call home!
