If you are thinking about leasing or renting a home in the Castle Hills area, you’ve come to the right place. Castle Hills is one of the largest master planned communities in the Carrollton and Lewisville area. Here you can search for all homes currently available for lease. We can walk you through the entire process step by step. You always want an experienced realtor to help you with these transactions. This service is typically FREE for tenants, as it is normal for the landlords to pay our fees. We’ll save you lots and lots of time versus calling each number and setting up individual appointments at each home. We can show you homes listed by any real estate company.

Here are the best tips to secure the best lease home:

1. Never-Never-Never-EVER Rent to Own or Lease to Own. I’ve never seen one circumstance where this was a good situation for the tenant or potential buyer. In fact it is just the opposite. We very often get questions from people who have tried this venture only to see them loose huge deposits and get into horrible situations. If you want to rent then RENT, if you want to buy, then BUY, but don’t ever mix the two up.

2. Understand most landlords are ready to rent NOW. The best time to look is about 30 days before you want to move. If you need to give 60 days notice at your current place, you will likely need to give notice first, and then find a new home. Rare is it that I see landlords willing to wait 60 or more days for you to move.

3. Fill out the application before you even look at homes. It takes time to fill it out. You need to fill it out completely with dates, phone numbers, emails, etc of current and previous work histories and residences. If you want to get approved, don’t make the landlord do the work for you. Most won’t. If you can provide even more documentation than what they ask, the better. Give them copies of your DL and your pay stubs to prove up your income and identity. Don’t make them ask. Fill out one application for each adult, even if you are married. 4. Have your application fees…normally about $30-35/adult, your deposit…normally 1 month’s rent, and your first month’s rent ready when you start to look. The best places rent very very quickly, so when you find the place you want, you need to act quickly. Having your application filled out, your app fees, deposit, and first month’s rent ready when you find the right home is critical.

5. Pets….just let us know if you have pets. We now find that only about ½ the landlords will allow pets, so we need to know this up front so we can find homes that will allow pets. There is a separate application you will need to fill out for your pets and you can download the Pet Application HERE. Take pictures of your pets and include them with your application.

6. Appliances...We find that about 50% of the homes will include a refrigerator and about 25% of the homes for lease will also include a washer and dryer. If your home does not come with appliances, just let me know and we may be able to provide you with a discount coupon to buy your own.

7. Utilities.... Follow this link for utility connection information. In most cases you will be responsible for all utilities including electric, gas, water, cable, and security if you want or need these services.

It is kingdom living at Lewisville's premier and renowned master Castle Hills Lewisville TX Homes for Saleplanned community of Castle Hills.     Castle Hills North is one of the newest development of Castle Hills. The homes are in the 40-feet or 50-feet wide lots. You can purchase homes in Castle Hills North starting $300K. It has its own swimming pool area, hike and bike trails and children's playground.
    American Legend Homes, David Weekly and Mercedes Homes are currently building in this part of Castle Hills. Inventory homes do not last long in these price ranges at Castle Hills.

  • Castle Hills West
    Castle Hills West features new home construction in the mid-$300Ks. Most homes typically sell in the mid $400Ks. The home sites are larger than Castle Hills North, typically in the 60-feet and 70-feet wide lots. American Legends Homes and David Weekly Homes build in Castle Hills West.

  • Magic Mantle
    Homes in Magic Mantle, Castle Hills begin in the $300Ks. These are typically large homes, over 3,200 square feet.

  • The Reserve Garden (Phase 4C)
    The Reserve comes in Garden and Patio home sizes at Castle Hills. It is a gated portion of Castle Hills with its own amenities to include swimming pool and walking trails. These are typically homes between 2,000 to 3,000 square feet from $300K to $500K.

  • The Retreat Villas (Phase 2F)
    Retreat Villa
    is yet another gated neighborhood at Castle Hills. These are luxury 2-story townhomes built by American Legend Homes that start in the $400Ks. These townhomes are 3-bedrooms, 2-3 bathrooms, 2-car garages with its private courtyard. Retreat luxury villas offer its own private parks and gardens.

  • Castle Hills Majestic (Phase 3B)
    Darling Homes built homes in Castle Hills Majestic. Homes start at $400K at Majestic.

  • Lakeside (Phase 2E)
    Lakeside at Castle Hills, is truly "lake side". It is located on the rolling hills of Castle Hills. These homes majestically overlook Bright Lake - the heart of Castle Hills as well as golf-course views. Homes start in the $500K range although you could expect to pay closer to the mid $700Ks to mid $800Ks to be in this part of Castle Hills.

  • Enchanted Hill
    Enchanted Hill is a gated neighborhood within Castle Hills. There will be approximately 100 estate sites at Enchanted Hill. Home sites at Enchanted Hill - Castle Hills overlook the Castle Hills golf course, Bright Lake, fountains and ponds. Home sites are in the $300Ks and the homes in Enchanted Hills are typically in the $2-3 Million Dollar range.

 

Castle Hills Lewisville TX Homes for Sale

Castle Hills is not officially located in the city of Lewisville - it is a part of the Extra-Territorial Jurisdiction (ETJ) of Lewisville which means Lewisville has annexation rights to Castle Hills, which most likely be exercised in the future. Castle Hills utilizes City of Lewisville for its fire and policy services and is located in the Lewisville Independent School District.

Castle Hills elementary school is located in the neighborhood and is rated TEA Exemplary. Independence Elementary just recently opened and Castle Hills North and West school children attend this new elementary school. Killian Middle school (6th - 8th) is located just outside Castle Hills community grounds and Hebron High School service 9th through 12th graders.

 
The main Community Center is located in the heart of Castle Hills with one of its 5 swimming pool amenities, basket ball courts and tennis courts. A fitness center is located onsite at the community center. The Castle Hills elementary is also located just across the Community Center.

 

Castle Hills Schools Foundation

One of the most unique features of this North Texas neighborhood is its school foundation scholarship fund available to college-bound residents. Each Castle Hill student may receive up $2,000 per year for college funds. Each student apply for this scholarship between May 31 through September 1 of each school year.

The scholarship fund is allocated and funded by 1/2% of the sales price during the transfer/ sale of both commercial and residential properties at Castle Hills.  It is Castle Hills's way of ensuring children receive the best in the education.

Directions:
There are several entrances into Castle Hills depending on which communities you want to visit at Castle Hills. To enter Castle Hills main entrance, get on SH 121 until FM 544 (also known as Parker). Castle Hills is located on the south east corner of Windhaven Parkway and FM 544.
