Lubbock Real Estate-Rejected for a Loan?

With the tightening of credit standards, more home buyers are finding themselves rejected when they go to apply for a loan. But after just one rejection, lending experts say buyers shouldn’t give up — they may still be able to qualify for a mortgage if they keep trying.
But buyers shouldn’t give it another try until they take a close evaluation of why the original mortgage application was turned down in the first place, and find ways to address those issues in their second or even third attempt, Marisol Torruella, a loan originator with the New York Municipal Credit Union, told The New York Times. Applicants can, by law, find out why they were rejected in a mortgage application. The Equal Credit Opportunities Act requires lenders within 30 days to give applicants, in writing, the specific reasons why they weren’t given a loan.
For some rejected borrowers, they may need to save up for a larger down payment or take steps to improve their credit score.
Some applicants may find shopping around for other lenders can help (particularly if the applicant has been a longtime member at a credit union) or discussing more alternatives with a lender. Applicants might find a better option is a loan from the Federal Housing Administration, which have less stringent requirements, but some surveys show that most borrowers aren’t aware of FHA loans.
Torruella says one of the main reasons home buyers get turned down for a loan is that they are trying to purchase more home than they can really afford, based on their income. So applicants may need to get more practical with their home purchase too.

The annexation of 120.4 acres west of the former Reese Air Force Base was approved on first reading Thursday by the Lubbock City Council.
The area to be annexed includes part of the Reese Golf Course and the course clubhouse. It also includes a housing area in development that has one house.
The voluntary annexation was requested by the developer, who wanted water and sewer service from the city. The water and sewer lines are in place.
The annexation must be approved in a second reading, and a waiting period must follow that. Mayor Tom Martin said the area probably would not be annexed officially before the end of November.
In other business, the council awarded a contract to repair an area along 98th Street where improperly packed ground over a sewer line collapsed and resulted in the city’s purchasing of homes and relocating residents in the affected area.
The $9.8 million contract will include the costs of excavating the dirt, replacing the dirt and mechanically compacting it and rebuilding a seven-lane section of 98th Street between Albany and Huron avenues.
Another contract approved by the council regarded the third and final phase of a runway improvement project at Lubbock Preston Smith International Airport.
The largest phase of the project will cost $24.6 million and will involve removing part of an east-west runway from the west end and extending the runway on the east end.
Ninety percent of the funds for the project will come from the Federal Aviation Trust. The 10 percent to be paid by the city will be funded by the facility fee paid by passengers at the airport.
In September, the Texas Department of Transportation approved a $32,000 Teaching Kids to be Street Smart grant to help keep Safety City open the next year. The council voted Thursday to pay the rest of the costs of operation.
Safety City, a miniature city in Hodges Park at 46th Street and Avenue U, teaches youngsters about traffic, bicycle and pedestrian safety.
Second- and fourth-graders from the Lubbock Independent School District take the course each year. Students learn about safety from the street signs and markings similar to the ones they will encounter on real streets. (source:AJ/2011)

Lubbock Homes-Rental Scams

Las Vegas police and real estate agents are warning renters of a new scam in the area, which has also been stretching nationwide. Scammers are posting housing ads online, such as on Craig’s List, that promote a vacant home available for rent. The unsuspecting renter pays a security deposit and sends monthly rent checks to who they believe is their landlord.
But the landlord doesn’t really own the property and is pocketing the money, police and agents warn. Scammers are targeting vacant homes and foreclosed properties in the rental scam, they say.
Brenda Crosbie-Jaeger, a real estate agent in Las Vegas, says the scammers are posing as real estate professionals and putting together fake lease agreements and forging the seller’s name. They’re also changing the locks on the house so the new renters can move in.
Police are encouraging renters to work with a licensed real estate professional or property management firms to make sure they’re renting a property that is indeed for rent.

This is also been happening here in Lubbock, TX. Scammers are advertising properties for rent. They claim they are out of the county and to just send them a check. What ever you do, do NOT send the checks.

"This street is over 50 years old and very much in need of an upgrade," Jenkins said. L. Wood Franklin, an engineer with the City of Lubbock, said with any project comes a plan. "This meeting is basically just to go over and present the final plans to prepare for construction in a couple of weeks," Franklin said. Jenkins is confident that all the construction, and the imminent headache that comes along with it, will be worth it in the end. "It's like living in your house while you're remodeling," Jenkins said. "It's going to be uncomfortable, but so worth all of the construction." View All homes here Lubbock Homes Rodney Roberts, a minister the Sunset Church of Christ and a board member for the 34th Street Association, said it's important that people still frequent stores during this inconvenient construction phase. "These small businesses need their business to continue," Roberts said. "We want consumers to continue to shop and support these merchants." Jenkins said with expanded streets come expanded hopes for success. "We'll have a beautiful street and hopefully we'll have great sidewalks," Jenkins said. "It will be an atmosphere that will be very conducive to good shopping," The majority of the construction will be driveways into the businesses. "As you drive onto 34th Street, there are lots of driveways going into the businesses and the curb cuts are large and don't meet our standards," Franklin said. The project is slated to start in February with the stretch of 34th between Indiana and Avenue Q.
