Stagecoach Farms is located just to the north of Tomball and to the west of SH 249. Stagecoach is actually an incorporated town. The town was developed on a 19th century stagecoach route thus the name Stagecoach. The development was begun back in 1958 and back then was known as Stagecoach Farms. The new community had two small lakes Lake Apache and Lake Hardin, with two parks for the use of the residents. A civic club was started back in the 1960's. The first mayor was chosen in 1974 and the community incorporated in 1980 using the name Stagecoach TX. As of the 2000 census there were 455 people with 155 households. There were 162 homes at that time. There have been new homes that have been built since then so I expect the population is larger now. They have a mayor, city council and their own police force.
Lake Apache and Lake Hardin are still in use. The lakes are for the use of the residents and their guests. There are picnic tables and a covered area around the lakes. The fishing is supposed to be fairly good and I hear that you do get to keep what you catch. I don't think there are actually alligators in the lake but I'll bet that sign helps to keep people out of the water.
If you are looking for a country subdivision/town with light restrictions this is the place for you. Homes are built from the 1960's to the present time. There are occasionally Stagecoach lots on MLS for sale. Most home sites have 1 acre with as much as 5 acres. You can have horses and I believe you can also have FHA project animals. The towering pine trees and large oaks make a great habitat for all kinds of local wildlife such as deer, raccoons and opossums.
The majority of the community is in the Magnolia Independent School District. The very front of Stagecoach before you get to the lakes is in the Tomball Independent School district. Both are exceptional school districts.
The market report below goes back one year as I did not find many homes that have sold. This is one of those areas where houses don't come on the market all that often.

Indigo Lake Estates is located in Southern Montgomery County close to Magnolia Texas. It is about a 45 minute to an hour commute from Houston. It is located on 2500 acres and consists of 720 home sites with over 400 existing custom homes
The homes in Indigo Lakes range in size from 2000 to over 6000 square feet. The homes sit on 1 acre to 17 acre lots. If you are in to horses this subdivision is for you. Many people move to this neighborhood so they can have their horses. The restrictions allow one horse per acre. There are horse and nature trails that surround the development, a total of 6 miles of scenic country for riding and hiking.
The subdivision is in the highly acclaimed Magnolia Independent School District. The Elementary school is Nichol Sawmill, the Intermediate is Magnolia and the high school is the new Magnolia West.
Indigo Lake Estates is not in a municipal utility district (MUD). The subdivision is on community water and each home has its own septic. This helps to keep the tax rate low.
Indigo Lakes is a unique subdivision in that it has a private lake big enough to water ski on. The lake is a 160 acre lake and can be used for boating, swimming and fishing. There are three lake parks that create access to the water sports. Other amenities include picnic areas, barbeque grills, a covered basketball court, playground, beach volleyball area and a fishing dock. These amenities are all available to residents.

Kipling Oaks is a small country subdivision located to the north of Tomball TX, off SH 249. It actually has a Magnolia address but is in Tomball schools and is closer to Tomball than Magnolia. To get there you are going to have to make a U turn on SH 249 at Rollingwood and then turn right on Coe Rd. There is a sign that tells you to turn for Coe Rd.
There are about 275 home sites in Kipling Oaks. Lot sizes vary from a little less than 1/2 acre to a little more than an acre. The majority of the subdivision was developed in the mid 1970's through the mid 1980's. There are however a sprinkling of homes that have been built recently and a few lots that are still not built on. To find comparatives I had to go back a full year. This is one of those subdivisions that people just don't leave; which I think is
always a sign of a wonderful subdivision.
The subdivision has a homeowner's association with fairly light restrictions but is NOT in a MUD district. The homes are on community water with each home having their own septic system. The yearly maintenance fee for the HOA is $75. The tax rate is $2.39 per 100 home value. This helps to keep the property taxes fairly reasonable.
There is a community lake, picnic tables and playground for the use of the residents. Catch and release fishing is permitted in the lake. A fairly large flock of ducks and geese live at the lake and they are very friendly. I stopped over by them and they all came running looking for a hand out.
The subdivision is in the highly acclaimed Tomball ISD. If you are looking for an affordable country subdivison in the Tomball school district this might be the answer.

I was out at noon today and the temperature was about 53* and it had just rained a little.... when I noticed a deer up ahead on the side of the road. I stopped as soon as I noticed it. I love to see the deer up close. It reminds me of why I love the country. Well, there were actually more like a dozen deer close to that one. I've attached some pictures. Enjoy!!!!
