Happy New Year, Stone Brooke Crossing!
If you're like me, you LOVE seeing the first snowfall of 2011 cover our beautiful neighborhood. I think our entry on Crutcher Crossing is SO picturesque, if you ask me, with all the snow covered trees, curved entry drive and bricked bridge over the creek.
While it's great to look forward to a New Year, it is also just as important to reflect on 2010 to see how it may impact us in the future. Looking at these real estate statistics will give you a snapshot of how our real estate market fared for the year.
2010 brought 18 sales to our neighborhood, with only 2 being reported as Foreclosures or Short Sales. The eighteen sales represent about 4.5% of the homes in our subdivision based on approximately 400 homes.
The average price per square foot was $79.86 per square foot. Sales ranged in price from $148,000 up to $229,000 with several of those sales showing seller paid closing cost contributions.
Homes sold in an average of 55 days, and sellers received an average of 97% of list price.
For those of you not familiar with the homes in Stone Brooke Crossing, they range in year built from 1998 up to 2006. Highland Homes, Grand Homes and Sovereign Homes were the three home builders represented. Their model homes were located at the North East corner of our subdivision on the Stone Brooke Crossing cul-de-sac. The only exception to this are two homes built on Sandstone Lane. These two lots were left over and sold to a private builder.
What to look forward to in 2011? I think that foreclosures and short sales will continue to make an appearance in our neighborhood much like they did in 2010. I don't forsee a huge spike in the number, but will probably still represent about 11% of the sales we see. Sales prices will also hold flat and the rental market will continue to do well.
