I'm almost to the point I hate talking to people who are searching for homes on the Zillow website. It's not the Zestimate that bothers me-it's the outdated and bogus data that I despise.
As I research these properties I typically find the property has long been sold or expired. Some agents just don't update their websites while many post these bogus listings on purpose to attract buyers. Not only is this behavior a disservice to consumers, it's a violation of the NAR Code of Ethics. I do what I can locally by emailing the agents and their brokers, but it's so wide-spread that it can no longer be self-policed.
I realize it's all about driving traffic and selling advertising but it's time for Zillow to take a stand on this issue.
I'm calling on Zillow to only accept data from sources that are IDX compliant or will be updated at least every other day. I know it can be done because RE/MAX of Texas is providing such a feed for all RE/MAX listings in Texas. Zillow should also suspend or terminate the accounts for sources caught posting or feeding bogus listing data to their site.
Zillow has become a major player in the real estate syndication market--it's time they take a stand and clean up their data. If they fail to do so eventually the consumer will learn that their data is flawed and go find other sites that are not.
Until Zillow cleans this up, I will continue to tell all my clients not to use Zillow for property searches. I encourage each of you to do the same.

For the year to date, overall home sales were at 1,899 homes sold, a 2% change from last year. Mckinney Texas real estate total dollar volume of homes sold this month was $26,921,000 which is a -2% change from this month last year. For the year to date, the total dollar sales were at $409,609,328, a 1% change.

New Mckinney Texas real estate listings experienced a -16% change for the same period last year with 120 homes listed this month. For the year to date, overall home listings underwent a -13% change with 2,939 homes listed this year. Listings pending sales this month underwent a 46% change, with 127 homes contracted. Listings under contract for the year to date experienced a 6% change, with 1,971 homes under contract for this month.
The average sales price of a home in Mckinney was $215,347, a 5% change from this month last year. Overall, for the year to date, the average sales price was $221,448, a -1% change. Sellers received 94% of their asking price this month, which is a 1% change from last year. For year to date, sellers received 94% of their asking price, which is a 0% change. This month, homes spent an average of 91 days on the market until sold, which was a -9% change from last year. For the year to date, the average number of days on the market was 92, an overall change of 7%.
The current supply of active listings on the market this month was 539 homes. This is a change of -33% from the same month last year. For the year to date, the supply of active listings on the market was 720, a -17% change. This month there was a 3.3 month supply of homes on the market; this was a -37% change from last year. For the year to date, there was a 3 month supply of homes on the market, which is a -18% change from the same period last year. The average price per square foot was $82 this month; a 4% change from last year. For the year to date, the average price per square foot was $84, a change of -2% . Mckinney real estate is known as area 53 in the North Texas Real Estate Information System. Information is believed reliable but is only as accurate as reported by the system in the month of December 2011.

This is a must-see if you are looking within the Mckinney area and want to beautiful scenic views of the tree-lined streets, surrounded by golf-courses but do not want the actual upkeep of all of those amenities. This community is PERFECT for the busy executive who may work from home and not need to commute to Dallas (at least not every day). Easy access to 121 and just minutes to Plano.
