Funding in the past year has been a challenge. Although there have traditionally been a number of sources for commercial loans, adverse economic conditions have combined to limit credit: The major problem in the past several years has been the collapse of the CMBS (commercial mortgage backed securities) market accompanied by significantly tighter credit conditions by banks. In the past decade, regional commercial banks significantly increased their exposure to commercial real estate, with a number of loans subsequently entering default. This has resulted in a reduced level of credit availability, both as a result of the need to protect the bank's capital base as well as in response to regulatory requirements.

Below is a Media News Release from the City of Missouri City.
New residents or future residents of Missouri City would be happy to know that the "Show Me City" no longer requires an inspection when a change of occupancy occurs for an owner occupied home.
Quoted directly from the Media News:
Change of Occupancy for Homeowners Made Easier
In the "Show Me City"; Rental Registration Program Refined
The "Show Me City" has important news for current and future residents: Effective January 1, 2011, Missouri City ordinance no longer requires an inspection when a change of occupancy occurs for an owner occupied home.
The revision removes regulations for change of occupant inspections, sellers' disclosure notice requirements, and all associated fees. The City has historically required individuals moving into a home to obtain an inspection of the residence prior to having utilities turned on or moving in. The changes, approved by City Council on Dec. 20, 2010, also include refining the rental registration program by removing the 12-month inspection exemption for units that have passed an inspection within that time period.
For rental property only: go to Forms & Applications to get the needed forms for landlords and rental prospects.
Rental Registration Permit Application - Residential
Utilities and Change of Occupant Form
The City has implemented the changes to improve the inspection process and make it possible for new residents to move into their homes sooner. The amendments will allow Staff to focus more resources on the Rental Registration Program and other inspections citywide.
"The revisions will help our City to maintain strong property values and high-standards of living for all residential properties in the community," City Manager Frank Simpson said.
For updates, please watch Council "Agenda & Minutes" on the City's website, http://www.missouricitytx.gov. For questions, please contact the Planning Department at 281-403-8600."
