If you are a lot owner on the water at Bentwater I have some words of advice. You may be asking, "why is my lot not selling?' Bentwater waterfront lots

From the observation of DOM, Days on Market, many of you landowners listed as far back as 2009. Real Estate and our sales are LOCAL and not National. Locally, in the year 2009 we were still in a strong seller's market. Our local bubble had only begun to spring a leak. Looking back to that time, there were a flood of foreclosures that hit right about that very time you listed your lots.

With your lots being listed as low as $55,000 and as high as $749,000 possibly you can see why buyers flocked to the foreclosures instead. Buyers were able to purchase a nice developed lot with a home as large as 4000 square feet for as little as $160,000.

The good news is that foreclosures are nearly depleted in Bentwater at this point. So, let's concentrate on selling your lots NOW. If you can afford to, lower your price. Interview some local builders and have your Realtor offer it as a "new home" package.

Ever feel as if you're missing something? You probably are!

I think we're missing a lot by not going one step further than the dashboard. There are features beyond that one page!

What's the point of the DASHBOARD?

The DASHBOARD.

Up front and suppose to be seen.

Attention getter, the front cover of the book, the tuxedo or gown of the ball.

If you're like me you may only get to the site once or twice in a very busy day. If you are running 100 miles an hours there are options!

First of all, check in on all favorites and then proceed to the dashboard to read the features.

Read and comment on the posts that interest you!

I just realized I need to go one step further!

The reason they call it the dashboard is because some of the good ones (in this case, posts) just dash on by!

We are likely to miss valuable and useful posts with lots of good reading unless we check and double check.

We may never get a chance at reading them again.

HOW TO OVERCOME THIS DILEMMA.

Schedule of success....

1. Wake Up....check the Features.

2. Turn on coffee, go to restroom...check the Features.

3. Brush teeth, groom, get dressed, check the Features.

4. Make bed, tidy up, gather work for the day, go to office...but first check the Features.

5. Enter office, sit down (or not) and check the Features.

6. Leave computer screen on ActiveRain and refresh at least once every other hour...

Lake Conroe Golf Courses Suffer During Drought~

Southern Texas is being reported as "critical" when referring to lack of rainfall and in our Lake Areas we are experiencing one of the worst droughts in recent history! The University of Lincoln, Nebraska publishes a DROUGHT MONITOR that shows us to be in the Highest Level of Drought. They have labeled us "EXCEPTIONAL". With our temperatures soaring over three digits and the power of the sun even watering is not providing our vegetation with enough to survive. Bentwater on Lake Conroe

We have, from the beginning of 2011, only been blessed with 15% of our normal year to date rainfall. We are on catastrophic ground. My husband and I live in a lovely subdivision on Lake Conroe by the name of Bentwater Yaucht and Country Club. We found it to be our perfect location as it was on Lake Conroe, a 23,000 acre lake and close to Lake Livingston, an 88,000 acre lake. Our niche market is Waterfront Properties. One of our favorite features of Bentwater is the gorgeous, highly prestigious Golf Course known as The Weiskopf. The Weiskopf is also feeling and showing the effects of the drought. Our Weiskopf Course and Practice Facility irrigation supplier to the course from the lake, is about to dry up. A channel from Lake Conroe, and the San Jacinto River leads to the subdivision facility

Our channel is currently sitting at only 6 feet of water and as low as 1 foot in some places. Our subdivision is asking for Water Rationing and Even/Odd night time watering only. Bentwater's club and management is taking steps with multiple projects to save our Golf Course! Members have been asked to double up players on their Golf Carts and to remain on the paths to help maintain the health of the grass. I want to thank the Managers and employees of Bentwater for all they are doing to maintain the health and beauty of our Weiskopf Golf Course.

And, say a little prayer with me that we get lots and lots of rain soon. I know. be careful what you wish for....next thing we know we could be paddling on the course in our boats! But, as everything and everyone is suffering, I do hope and pray it gets better soon!
