I have lived in Pflugerville since 1995, when my wife and I bought our first home here. In 2002, we opted to buy our second (much larger) home in this area, too. What made us choose to stay?
I would talk about the schools, but we haven't had first-hand experience with this, since our kids are homeschooled.
This chart illustrates that the median listing prices out here haven't changed much over the course of 2008, holding in a pretty tight range between $180k and 182k, despite what the media would have you believe. It looks like inventory levels are starting to drop again, meaning that the choices are tightening up a bit.
Some might attribute the inventory drop to the holidays, but it's still a bit too early for this, and we have seen a surge in activity that came with dropping gas prices and the end of the Presidential election season.
If you are considering a purchase in the Pflugerville/Austin area, feel free to call or email me anytime. I hope to have the opportunity to help you find the right place! You can search the entire database of Austin homes on my website at www.austintexashomes.com. Thanks!

Along with the newest developments that have sprung up in Pflugerville over the past year or so, I am happy to see another one in the works, just across from the Wal-Mart on 685. Here are some posts that I wrote about Stone Hill Town Center and Pfluger Crossing:
Pflugerville, Texas is Getting Two New Shopping Centers!
According to the plat map provided by SCC Developments on their website, the new center (which I think is called Pflugerville Town Center) looks to have a strip center, along with a "big box" retail store (117,000 s.f.) and several other free-standing buildings. I read on another blog that Walgreen's was the probable first tenant, which would be great.
They are in the process of extending Pfennig Lane into the new development right now, and the construction appears to be moving quickly.
Stone Hill Town Center continues to crank along, and the exterior structure for the Super Target is shaping up nicely. I noticed that the Verizon store just opened, and there is another medium-sized building that just went up over there in the past week. The sheer size of Stone Hill is still amazing to me, since I have lived in this area for 13+ years without really close shopping until now.
If you are considering buying or selling a home in Pflugerville (or anywhere in the general Austin area), please feel free to give me a call. I would love the opportunity to help you. My friend Kim contacted me and found this pup who needs a home. If anyone would like to adopt this beautiful brown baby, he looks like he would be a great family dog and protector!
