I know you have been waiting for it. I know I have. The Pflugerville Super Target is now open. Now, don't push and shove. They are open Moday through Saturday from 8:00am to 10:00pm and Sunday from 8:00 am to 9:00 pm. The ribbon cutting was held on March 3 and the Grand Opening is not until March 8. But they are open now.

According to The Community Impact Newsletter and Mayor Jeff Coleman, Stone Hill is one of only a dozen large developments opening in the US this year. Our Pflugerville Super Target is one of 27 stores opening nationwide this week. The general manager of our new store is local residend David Aguirre. Already more that 200 employees have been hired. And already they forget to give me the bag with the eggs - causing us to make a second trip back to the store - of course incurring additional purchases at the same time. Do you think they do that on purpose? Anyway, it is a great store and a great addition to our neighborhood.

Target Superstore Ribbon Cutting!  Let the shopping Begin!

I also read in the Impact that Target is very involved in the community in which it operates. According to David Aguirre, "Since Target was established in 1962, we have always given five percent of our pre-tax profits back to the community." So go shopping. Maybe it will help lower your taxes.

Yesterday I overheard my husband telling someone what a bad day he had the other day. His car wouldn't start in our local Pflugerville Wal-Mart parking lot and then while jumbing it he lost his cell phone. He even wondered aloud what else could go wrong. Well, first of all - you should never ask that question as you may get an answer that will make what you thought was a bad day look like a picnic. But secondly, I pointed out to my husband that it is all on how you look at it. I thought he'd had a great day. Afterall, he had two complete strangers come to his aid. When his car wouldn't start a nice lady and her teenage son stopped and offered a jump. While jumping the car my husband lost his cell phone and didn't even realize it. By the time he got home another nice lady called me at home and said she had found this cell phone in the parking lot at Wal-Mart and then she delivered it to me. Two totally random acts of kindness in one day. He should be celebrating. Great people shop at our Pflugerville Wal-Mart. Go Pflugerville! It's a great place to live.

"What's Up"? 

Ever since this Budwiser commercial came out my kids keep coming up with this "Whaaats Uuuuuup" comment.  Although somewhat humerous at first - it is now a little annoying.  Wanna hear it?

 

 

When your are looking to find out "What's Up" in the Blackhawk, Pflugerville Real Estate Market, you only have to ask.  There is a lot to love about Pflugerville and the Blackhawk area. We are a beautiful Master Planned Community and we are Pflugerville's only Golf Course Community.  Unlike some areas of the country, our market is doing OK. 

We currently have 59 Active Listings in Blackhawk.  We have 15 home sales pending.  And we have 9 homes that have sold (that were listed in the Multiple Listing Service) since January 1, 2009.  This does not include Builder Sales that were never listed in the Multiple Listing Service.  Of the homes that sold, all sold for within 3% of the list price except one that was a builder's inventory home. 

I've lived in Pflugerville for 17 years and I have lived in Blackhawk for the past 8 years.  I love the neighbors, the schools and the amenities.  So, although the housing market is not on fire there are some embers starting to ignite.  And with the interest rates at their lowest since the 70's I think we'll see a lot more movement in the next few months. 

Fairways of Blackhawk - Pflugerville Texas - Brief Market Analysis for 2008

As a six-year resident of the Blackhawk area and a 13-year resident of Pflugerville, I like to keep an eye on the market values here in the area. When the toll roads opened two years ago, the prices started trending upward and they have continued to appreciate overall, although more slowly right now, with some tough economic factors at play. As a fellow homeowner in Blackhawk, this stuff is important to me, too!

Currently, there are 14 resale homes available on the MLS in the Fairways, with an average asking price of $239,303. The average square footage for these homes is 2,750, for an average price per square foot of $89.10.

Over the past calendar year (January 1st through today), there were 19 sales closed within the Fairways of Blackhawk. The average listing price for these sold homes was $243,102 and the average sales price was $231,955, which means that homes sold for 95.4% of the asking price. This does not account for any seller-paid closing costs on behalf of the buyer. Average square footage for sold homes was 2,703, for an average price per square foot of $86.31.

In other area news:

Located at the southwest corner of the intersection of the aforementioned toll roads (45 and 130), Stone Hill Town Center is slated to open within a few months, and it promises over 1,000,000 square feet of shopping and entertainment. Home Depot, Verizon Wireless, and Mattress Firm are now open, soon to be followed by Best Buy, Super Target, Chili's, several retail clothing stores, a large Cinemark theater, 24-Hour Fitness, and much more.

The Target and Best Buy stores are slated to open in February 2009.

Meadows of Blackhawk - Pflugerville, Texas - Year-End Home Sales Report - 2008

As a resident of the Meadows of Blackhawk for just over six years now, I like to keep an eye on the property values in the area. Ever since the toll roads opened a couple of years ago, demand has been strong despite a rocky real estate market in 2008.

Currently, there are 22 homes available in the Meadows, with an average asking price of $210,576. The average square footage for these homes is 2,450, for an average price per square foot of $87.59.

Presently, there are 5 homes under contract in the subdivision, with an average listing price of $214,754, and an average square footage of 2,912, yielding an average price per square foot of $74.80. This is slightly lower than the quarter before.

Over the past calendar year (January 1st through today), there were 39 sales closed within Meadows of Blackhawk. The average listing price was $217,074 and the average sales price was $210,815. This means that homes sold for approximately 97.1% of the list price. This number does not account for any seller-paid closing costs, nor does it include any price reductions.

The average number of days on the market for the entire year was 78, which is about the same as the average for the entire Austin MLS. The square footage of the homes sold averaged 2,630, and the price per square foot for the sales was $80.97.

In other area news:
