As a resident of Meadows of Blackhawk for over five years, I like to keep an eye on the market values here in our neighborhood. When the toll roads opened about a year and a half ago, the prices started trending upward and they continue to appreciate. As a fellow homeowner, this is important to me, too!

Currently, there are 20 homes available in the Meadows, with an average asking price of $218,539. The average square footage for these homes is 2,550, for an average price per square foot of $86.26. This is almost identical to last quarter.
Presently, there are 4 homes under contract in the subdivision, with an average listing price of $201,951, and an average square footage of 2,475, yielding an average price per square foot of $81.60. This is up about $4/sq. ft. from last quarter.
Over the past quarter (January through March 2008), there were 10 sales closed within Meadows of Blackhawk. The average listing price was $230,481 and the average sales price was $228,849. This means that homes sold for approximately 99.3% of the list price (this figure does not account for any closing costs paid by sellers on behalf of home buyers).
The average number of days on the market was 61, which is about 20 days less than the average for the Austin MLS. The square footage of the homes sold averaged 2,840, and the price per square foot for the sales was $82.00, which is roughly a dollar more than last quarter.
In other area news:
Located at the southwest corner of the intersection of the aforementioned toll roads (45 and 130), Stone Hill Town Center is slated to open within a few months, and it promises over 1,000,000 square feet of shopping and entertainment. Home Depot should open very soon, followed by Best Buy, Chili's, several retail clothing stores, a large Cinemark theater, and 24-Hour Fitness. Currently, there are 9 homes available on the MLS in the Fairways, with an average asking price of $274,584. The average square footage for these homes is 2,968, for an average price per square foot of $93.57. This is a gain of about $3.00/sq. ft. over last quarter.
Over the past quarter (January through March 2008), there were 5 sales closed within the Fairways of Blackhawk. The average listing price was $205,180 and the average sales price was $201,400. This means that homes sold for approximately 98.16% of the list price. The average number of days on the market was 70, which is about 16 days less than the average for the Austin MLS. The square footage of the homes sold averaged 2,354, and the price per square foot for the sales was $88.00. This is about $6/sq. ft. higher than the previous quarter.

According to an article in this week's local Community Impact newspaper, a developer is planning to break ground on a mixed-use development this summer in Pflugerville.
This will be the first development of its kind in town, covering approximately 38 acres just south of Pecan Street between Windermere and Heatherwilde.
Having lived in this area for about 13 years now (11+ in real estate), I have often noticed this wide open land, wondering when someone would eventually step up to the plate and make something interesting happen in that vacant parcel.
Cid Galindo, who is heading up the project, was quoted as saying that one of the reasons they chose Pflugerville was its proximity to both Austin and Round Rock, both of which have been growing steadily since the early 90's.
With Dell Computer headquartered to the north, and Samsung just to the south, along with the recently opened toll roads that have dramatically improved access to many major destinations, Pflugerville is uniquely positioned to support a project like this.
The project, which is tentatively named Pecan Street Plaza, could include a hotel and banquet center, family health club, restaurants, cafes, 50,000 sq. ft. of retail space and 300,000 sq. ft. of office space. Plans are not yet finalized, however, so some elements could change over the upcoming months.
In theory, Galindo hopes to bring a traditional neighborhood design, which will allow people to live, work, and play without driving. Considering the fact that there are few areas like this in the Austin area unless you live in the heart of downtown (which is pretty expensive these days), I am sure that this concept will have a ready and willing audience of potential buyers.
I must admit that I am really looking forward to seeing this particular project take shape. As I noted in a recent post, Pflugerville is very much coming into its own, and this is further confirmation in my eyes.

Falcon Pointe is a 700-acre master-planned community in the fast-growing Pflugerville area. As the largest master-planned community in Pflugerville, Falcon Pointe offers homes priced from the $170,000s to $300,000s by leading builders, along with a popular Residents Club, parks and greenbelt trails. Falcon Pointe is home to three on-site schools, all part of the highly acclaimed Pflugerville Independent School District.
Currently, there are 27 new and resale homes available on the MLS in Falcon Pointe, with an average asking price of $236,951. The average square footage for these homes is 2,604, for an average price per square foot of $91.83.
Presently, there are 5 homes under contract in the subdivision, with an average listing price of $287,697, and an average square footage of 3,253, yielding an average price per square foot of $90.
Over the past quarter (September through December 2007), there were 19 sales closed within Falcon Pointe. The average listing price was $256,884 and the average sales price was $241,977 (94.2% of asking). The average size was 2745 s.f., which put the average price per square foot at $89.59 with the average days on market running at 81 days (slightly more than the overall Austin market).
I have noticed a trend toward larger homes in Falcon Pointe lately, with several homes over 4000 square feet under construction presently.

This means that homes sold for approximately 98.72% of the list price. The average number of days on the market was just 31, which is about 45 days less than the average for the Austin MLS. The square footage of the homes sold averaged 2,442, and the price per square foot for the sales was $82.52.
