Is This The Right Time To Buy or Sell a Home?

Whenever I go out and talk to people about what I do for a living (BTW I am a Realtor), I always get asked if this is the right time to buy or sell a house.

My answer to these people is always the same. YES! It has never been a better time to purchase a home... Interest Rates are still at an all time low! A lot of seller's who did not choose me to sell their home are having to pay buyer's closing costs because their home has sat on the market for too long (in this market price is the biggest factor consider when selling your home!).

After I tell these people yes it is a good time to buy a home, their next question is if they need to put a lot of money down... And my answer to this is NO! There are still programs out there for 100% financing (Ask your lender for more details about these programs)... There is also a Down Payment Assistance Program (This program is slated to end October 1, but I know that people are lobbying hard for this program to remain active) that will allow the Seller to pay your down payment!

When I talk to Seller's I tell them that now more than ever we have to get the price right on your home the first time (over pricing will make your home sit on the market and you will loose more money by doing price reductions). Then with my aggressive marketing and with the Keller Williams name behind it we will get their home sold quick! I also offer seller's a discount on their selling commission if they also purchase a home through me... This is another way that seller's can benefit by selling with the Good Home Selling Team.


The last thing I tell people is to stop listening to the news reports about real estate market conditions. Overall in the United States sales of new and pre-existing homes are down, as well as prices, but in the Dallas/ Ft. Worth area we are still seeing areas of appreciation and strong sales (REMEMBER ALL REAL ESTATE IS LOCAL!).
