I am so often asked, "How's the real estate market?" that I plan to offer a monthly snapshot for those who are interested in Rockport, TX and Fulton, TX real estate.
The market in January was slightly slower than in Dec. 2011. 30 single family homes were sold in December, while only 14 were sold in January. The median sale price was slightly lower. December's median was $202,500, while January was $185,750.
4 condos were sold in December. None closed in January, however, 5 are now under contract. The median sale price of those sold in December was $139,500 and the median asking price of those under contract now is $139,000.

trended at $110.50 sq. ft.
The average DOLLAR Per Square Feet
trended at $124.15 sq. ft.
This is an indicator to a SELLER or BUYER that IF your list price or offer is within the median or average $ sq. ft you might have a SALE!!!!!

What's so important about 96.20% !!!???
Sold Price versus List Price....this is a good indicator of the TYPE of market we are currently in and gives us a peek of WHERE the market is heading based on how MUCH THE BUYER IS WILLING TO SPEND and THE SELLER WILLING TO SELL.
In January 2011 the SOLD/LIST % was 91.15% (as reported in the MLS)
In February 2011 the SOLD/LIST % was 95.12%
In March 2011 the SOLD?LIST % was 93.06%
In April 2011 it ROSE to 96.20%
If you are a BUYER and waiting for that good deal .... HURRY and BUY NOW... sellers are not jumping to take that "low ball" offer.
The seller is negotiating 3.80% off the listing price....
