Waterfront home sales in ROCKPORT appear to be much better than last year. Statistics show that ROCKPORT sold 109 WATERFRONT homes in 2008 / 93 WATERFRONT homes in 2007. Within the price range of 250,000-399,999 - 37 WATERFRONT homes sold in 2008 / 18 WATERFRONT homes sold in 2007. Currently you can choose from 31 WATERFRONT homes on the market priced between 250,000-399,999. Where is ROCKPORT? Ok, about a couple of months ago for my birthday I got a BLACKBERRY... WOW ... Yup I looked at this berry and thought I am crazy or what! What in the heck I am doing with this. HOW IN THE WORLD DID I LIVE WITHOUT MY BLACKBERRY. I was out sick last week with that sinus stuff going around and did not make it to my office for 4 days! This berry was better than cough syrup, better than any decongestant... I not only was able to stay on top of pending real estate transactions, but I could email clients and respond to leads all from the comfort of my pillow. I think it even make my marriage stronger... my husband would ping me(you'll know what this is if you have a blackberry) little love notes ... all of 3 - 5 words but I know he was thinking of me during the day.... after 29 years of being married that fact that he thought of me during the day and let me know he was thinking of me made my heart go aflitter... It is amazing what this phone can do. Mind you, I am still learning and finding more features about my phone but so far ITS JUST WONDERFUL.. Now if I could just get it to do some laundry or make a meal or two!!!

I read this article in the Corpus Christi Caller Times today and wonder WHAT IS WRONG with us ...."Homeowners buy new residence to bail on old" The article is about a homeowner who plans to walk away from her home and let the property fall into foreclosure but NOT BEFORE taking advantage of the mortgage lending practices that allow them to buy a new primary residence before their existing residence has sold. First of, I have to say that when my husband and I were transferred "job related" we were able to buy in our new city before our home in our old city sold. This was "such a positive aspect of our move" . Why RUIN this for those of who are being relocated. I understand why this person feels the need to "scam" the mortgage company but STOP! The article continues to say that homeowners are being coached by their real estate agents and brokers who see NOTHING WRONG WITH IT. Hello, how about ethics! I do not agree that this is "just a business decision". The article does say that mortgage companies are "starting to wise up to the practice and scrambling to fight back". Look 2 negatives don't make a positive. Is there a better way to help homewner's who are desperate?

INSPECTIONS - Yes or No?
Clients are always asking me, "Do I really need to do inspections?" and "What inspections should I have done?".The answer is yes you should have the property inspected, inspections are the prudent thing to do. Remember the reason for doing inspections is to check and see if the major systems of the property are operating properly. The goal of the inspections is not to come up with a laundry list of little items in need of minor repair, but rather to determine if there is something so seriously wrong with the property that you should not buy the property. In our market here in Rockport, Tx we always start with a building inspection - this is a general inspection. The licensed inspector may see some red flags that will cause him to recommend a specialist such as a plumber or HVAC. Here in Rockport some properties are on a septic system and a septic inspection should always be done - the last thing you want at your new home is to unexpectedly need a new septic system to the tune of $6,000-$7,000. In short, inspections are for your protection!
