Appreciation of Affordable San Antonio Homes

So how is the Real Estate Market in San Antonio I'm asked frequently. To which I reply that we are fortunate to be in the San Antonio Real Estate market because there is definitely a positive Appreciation of Affordable San Antonio Homes.

Well sometimes I have to prove that there is Appreciation of San Antonio homes, so I did some research today and this is what I found out for homes located in the Bluffview area of San Antonio. I went back to 2005 and looked at all the sales and broke them down in a square foot range, number of Bedrooms, Bathrooms, Garage spaces and what year they were sold. Then I looked at the average sales price, $/SF and average Seller concessions.

I was looking at the data for a 4 Bedroom, 2 and a half Bathroom, 2 Car garage home between 2,750-3000 SF and here is why I can definitely state that there is a positive Appreciation of Affordable San Antonio Homes:

2005 Ave Sale Price=$224000, Ave $/SF=$77.77, Ave Seller Concessions=$2000, Ave Days on Market=60

2010 Ave Sale Price=$330000, Ave $/SF=$113.60, Ave Seller Concessions=$0, Ave Days on Market=42

Based on the Average Sales Price the Appreciation over those 5 years was 47.32% or 9.46% per year.

Based on the Average $/SF the Appreciation over those 5 years was 46.07% or 9.22% per year.

Oh by the way... The average days on market in San Antonio, TX is over 130 days so being able to sell your home in less than 50 is absolutely FANTASTIC!!!
