Elm Creek-San Antonio Texas 78230
Elm Creek subdivision has homes for sale in San Antonio Texas. It is a community of luxury and near-luxury homes in the north central area of the city. Elm Creek's entrances are on Wurzbach Road and Lockhill Selma road. This gated community covers about eight square miles and contains a little under six hundred (600) homes, according to the San Antonio House Almanac.

Communities in Elm Creek
From the outside Elm Creek seems to be one large community. Although the residents are all governed under the terms of Elm Creek Home Owners Association, there are five communities within Elm Creek. They are Elm Creek, Elm Creek Garden Homes, Elm Manor, Mill Rock, and Old Wick.
Based on a quick glance at tax records, Mill Rock is the largest community and homes in that area, have the highest accessed tax basis. Old Wick is the second largest in number of home sites and accessed tax value.

Updates for Your San Antonio House: Best Return on Investment
The list of things you can do to update, and upgrade your house to make it
more attractive for sale is limited only by the time and money you are willing to spend.
The best return on investment update for your San Antonio house is does not have to be a big ticket change.It is my opinion that in many cases, homeowners are investing more in the updates and upgrades than warranted. This is my opinion as I have no controlled studies with double blind side-by-side comparisions of consumer behavior in homes updated as compared to homes without updates.
But if you are not getting full return on your investment in the upgrade, it seems a net loss to me. I do agree that updates do help make a house more attractive than one without updates, but, in so many cases the updates may be off the mark of what the prospective buyer would prefer, or what the buyer is willing to pay for. That means you paid for something the buyer is likely to pay full value for and that could also mean the value of the property is diminished too.
In many cases, I take the less is more approach. Rather than spending several thousands of dollars for a full kitchen update or major makeover, I like to try some less expensive updates to improve the attractiveness of the house, and adjust the asking price to compensate for what may be dated features. Of course, every house, neighborhood, and homeowner is different and you have to match the competition.

I remember a wise swimming pool sales guy I met at a home and garden show telling me even before I got into real estate, "If you want a pool, put it in for yourself. Not for a future buyer. You will not get your money back on the sale. Your enjoyment will come from your use of the pool." I kind of think that is true with major updates too. If you want granite and the major update, get it for your enjoyment rather than the next buyer. You'll probably enjoy the update better than the buyer anyway.

The Elms-A San Antonio Garden Home Community-78230
The Elms is a San Antonio garden home community located off Lockhill-Selma between George Road and Wurzbach Road. This is not a distant suburban development but one located in almost the center of north San Antonio. (Earlier this week, I wrote a post about Bulverde Gardens-A San Antonio Garden Home Community in north central San Antonio, 78259.)
Prestige Homes, a well established builder of fine homes in San Antonio, has designed The Elms to have seventeen lots (with mature trees) in the community. The luxury garden homes in The Elms begin in the $600s.
Garden homes in this location can be great transition homes for those looking to right-size from a larger home but wanting to remain in the general area and to retain a luxury lifestyle but on a smaller scale. Residents of communities such as Elm Creek, Shavano Creek, Inverness, and Inwood may consider The Elms for future right-sizing opportunities.
The Elms may also be an option for move-up buyers too. These garden homes are from about 2,500 square feet and are on some of the largest garden home lots in San Antonio.
