Should I buy a home in San Marcos for my Texas State University student? I work with many buyers in San Marcos Texas who are in the market to purchase a property for their college student. Does it always make sense? Here are my suggestions of things to consider when investing in real estate in San Marcos.
1. Evaluate the market. More than likely you will own the property for 4-5 years while your student is attending the university so find out if it will make sense to buy instead of renting. Consider not just the entire city of San Marcos, but the surrounding areas, as well. Remember all real estate is local. The housing market where you live is not the San Marcos market. San Marcos is in the Austin metro area, which has the highest overall housing costs in Texas. Within the city of San Marcos, neighborhood values can also vary greatly depending upon location. Of course, proximity to Texas State University will affect the price of the property, with nearby properties selling for higher per square foot. Your San Marcos TX realtor (r) will be able to tell you the pricing trends, average days on the market, appreciation rates, recommend the neighborhood based upon your needs and budget, and inform you of any challenges with selling the property when you are ready.
2. Consider the type of financing you will be obtaining. While cash will always be "king", if it is not an option for acquiring a home for your student, then you'll need to consider what type of financing will make the most sense for you. An FHA Kiddie Condo loan allows your student to buy the property with you as co-borrowers as long as all borrowers have qualifying credit scores. The advantages are that the down payment is as little as 3.5% and you will be able to get a lower, owner-occupied interest rate. Another great advantage is that it helps establish a positive line of credit and good credit score for your child, as long as payments are made on time and in full. Alternatively, you may consider an adjustable rate mortgage if you know you will sell once your student has finished college. The low interest rate will be set for either 3, 5, or 7 years which will be beneficial to keep your mortgage payment low while you own the property. Your San Marcos mortgage lender will be able to help you determine the best mortgage for your situation and investment goals.
3. Consider the cost of owning vs. the cost of renting. You should not only consider your mortgage payment, but also taxes, insurance, additional liability insurance if needed, homeowner's association fees, utilities, maintenance, and what it will cost to sell the property when you're ready. Many times it does make more sense to buy than rent, especially if you are planning on renting out a room to offset the cost of your mortgage. In San Marcos Texas there are many areas where house rental rates exceed what a mortgage payment would be. When you consider that you can rent a room in your property out for upwards of $400, owning for 4-6 years instead of renting can appear to be a favorable solution. You should also contact your tax adviser for advice and tax implications.
4. Consider the type of property you should buy. You should ask yourself what the best fit for your child would be. Is your student the type who will leave for long periods of time or who would do better with someone maintaining the property? If so, then perhaps a condo would be a good fit for your student. Will your child be living solo or with roommates? Would it make more sense to purchase a multi-family property like a duplex which would provide for more rental income? Your evaluation of your student's ability to maintain the property and your level of involvement in the maintenance and landlord duties will help you determine the right property for your needs.
5. Ask yourself if your child is ready for the responsibility of owning a home. We all know that college is the time when your child will be launched into the world to become an independent adult. It is undoubtedly a very exciting time, but your child will be experiencing many changes. There will be many stresses, homesickness, social development, cultural and civic responsibilities. If your student is in their first year at Texas State University, it may be in their best interest to wait to purchase until you know they will want to finish their college years in San Marcos. Also, consider dorm living is an important college experience they might not want to miss out on. So many friendships and connections are made in the first year as a result of living on campus. Ask yourself if your student is ready to responsibly maintain the home, possibly be a landlord to roommates/friends, pay bills, and if they are ready for the social change it may bring.
