Seguin Catepillar Plant to Start Production in June 2010

I read recently that production at the new Catepillar plant in Seguin Texas is to start production around June 15th. Seems like it was just yesterday that they were breaking ground for construction.

Here a some of the details:

Some employee's were hired in December and started training in early January with most of it taking place at the Central Texas Technology Center. There also is an area on site within the plant that has been designated for training. Trainees already are working with Caterpillar engines and in a basic learning phase.

Personnel agencies are continuing to take applications from those seeking jobs at Caterpillar. Local offices where applications can be submitted are VIP Staffing at 1499 E. Court and Hawkins Personnel at 634 E. Court St.

March 14, 2010 Daylight Savings Time - Time to leap forward - Can you believe it is time for Spring and DST both coming within the next few weeks. Yes, it is Saturday afternoon and I'm home alone blogging on Active Rain. Not really home alone, the tile setter is here working on Ceil's backsplash. I'm sure she will be writing a blog to show you the finished result.

Hard to believe it is already March and with many expected changes to take place. I dare say, some pleasenat as Spring, the time change, wildflowers springing up and the reminder to do a good spring cleaning and the dreaded maintenance on your home.

I posted my first Spring Blog with maintenance tips earlier on another blog...just some reminders. Whether you are a new home owner, buyer or seller home maintenace projects are important. The best part of living in The Texas Hill Country we always manage to get an early start with good warm weather allowing us to get these project done and out of the way.

Caterpillar brings 1,400 jobs to Seguin, TX

Mayor Betty Ann Matthies was our program on “What’s Happening in Seguin” at our January Seguin Board of Realtors Meeting. If you’ve never heard Mayor Matthies talk, she is a hoot! What a wonderful role model she is. Mayor Matthies is so comfortable with public speaking and speaking her mind. She presented a wonderful slide show highlighting many changes to Seguin in 2008 as well as some that are still in the works. The Walnut Branch project is expected to start up in April. Mayor Matthies is passionate about improvements that need to be made to our public library, as well as maintaining green space and our corridors between surrounding cities.

Matthies spoke about Caterpillar planning to bring 1,400 jobs to Seguin, TX.

Caterpillar is consolidating its assembly, paint and testing operations from Illinois and South Carolina to Seguin. Seguin was competing with Mexico and South Caroline for the new facility. Way to go Seguin Economic Development, Mayor, City, and all of those involved to help Caterpillar choose our city and Central Texas.

Seguin’s proximity to ports and major cities attracted Caterpillar. The new I-130 toll road will also add to Seguin’s logistic attributes! I-130 is going to come out on I-10 at the former weigh station area East of town and east of I-35.

The Company will build the plant with help from Texas Enterprise Fund. The state’s offering is the biggest Texas Enterprise Fund investment this year. To qualify for money from the 5-year-old Texas Enterprise Fund, companies have to be moving to the state or conducting a significant in-state expansion. The state of Texas is investing $10 million in exchange Caterpillar must commit to creating a certain amount of jobs within a certain time frame.

“This investment in Caterpillar will not only create high-paying jobs for Texans, but will strengthen our state’s overall economic situation and further diversify our state’s economic makeup,” Governor Rick Perry said in a statement.

Other major manufacturers in Seguin include Continental AG (formerly Motorola), Minigrip, Hexcel, Alamo Group Inc., CMC Steel and Tyson Foods Inc.

Matthies credited the state incentives as well as a local package that included tax breaks from the city, county and school district in helping attract the plant.

The breaks include a 10-year abatement on property taxes; plus, the city, county and school district don’t tax manufactured goods that are in the plants fewer than 30 days. Local officials also will build streets and sewer lines to the plant site inside the city limits. “It’s an unusual circumstance when you can get a city, a county and a school district working together,” said Matthies.

How to "Speed Up" a Home Inspection

These few simple items will help the Home Inspector, Seller, Buyer, and Realtors.

1) Confirm that the gas, water and electricity are turned on and that the gas pilot lights are burning.

2) Ensure all pets won't hinder the inspection and inform everyone about pets to be kept inside.

3) Replace all burned out light bulbs.

4) Test all smoke and carbon monoxide detectors. Replace the batteries if necessary

5) Clean or replace dirty HVAC air fi lters and verify that the filters fit properly & are secured in place.

6) Move wood, stored items or debris away from the foundation walls.

7) Unlock or remove locks from any items the inspector must access such as fence gates, attic access hatches or doors, electric service panels, special closets, crawl space access for pier and beam homes.

8) Confirm areas and components are accessible by removing items blocking access to electric service panels , sinks and bathtubs, ovens and cook tops, dishwasher, heating and air-conditioning equipment, water heaters, ground fault (GFCI) rceptacles, attic access ladders or hatches, crafl space acess for pier & beam construction. *Be sure the dishwasher is empty.

9) Trim tree limbs back from the roof and shrubs away from the house.

10) Repair or replace broken, damaged or missing items such as door knobs, locks and latches, window locks and broken glass, window screens, anti-siphon devices on exterior faucets, rain gutters and downspouts (clean if necessary) chimney flue caps.

11) Remove autos from the garage and driveway.

12) Clean ashes from the fireplace and remove items from the fi replace hearth area.

Following this checklist will result in a "cleaner" inspection report, which is good news for all. This list is proveided by SATAREI.
