With the Roll out of the Latest Bond 77 Texas Down payment assistance allotment TDHCA announces increases in both the purchase price and income limits for Bond 77.
With what could be called the last hurrah for Bond 77, TDHCA announced on June 6, 2011 that they are increasing the number of people who can use this First Time Home Buyer Assistance program for Texas.
For most down payment assistance programs in Texas each has their own income Cap where if the "household" makes income above the amount set by TDHCA then that family cannot obtain the down payment assistance in Texas. This income cap is set at the county level for TDHCA and other down payment assistance programs in Texas it can be set by zip code census tract. By raising the income limits this will allow thousands of families that were not able to qualify for the program to now receive the down payment assistance from TDHCA. On the down side this will increase demand for funds in the program and as Imentioned on my original post the program will not be re-funded once funds are exhausted. You will want to qualify using our online application here immediately or funds may be exhausted by the time you want to close on your home.

Authorized Mortgage Banker for Bond 77
As of March 1st, 2011 TDHCA bond 77 will cut down payment assistance by 20% to home buyers costing buyers thousands more.
Bond 77 allotment 9 funds are now exhausted. In an effort to lengthen the amount of time that Bond 77 Down Payment assistance is available TDHCA has slashed the amount of down payment assistance available to each buyer.
What does this mean? The average buyer may have come up with $1,000 to more than $2,500 more to purchase a home using bond 77.
The rate for the new allotment #10 is now 5.35% to take advantage of this program before further cuts you need to fill out our online application here as soon as possible before funds are exhausted. As mentioned on my original post the program will not be re-funded once funds are exhausted.

Home Loans tor Texas Vets in Shenandoah
Texas Vet Loan rates for a 30-home loan this week are 3.95% (30% VA disabled or more) and 4.45% (non-disabled). The maximum Loan amount is $325,000.
The Texas Veterans Land (TVLB) board offers Texas Vets the opportunity for some of the lowest home loan rates available today. Contrary to the name these Texas vet loans can be used to purchase existing or new homes. In addition, fees are strictly controlled and limited to protect the Veteran. Realtors, to see if you or your clients qualify for this program contact our office and we'll get them pre-approved for the program.
Special Discount of one-half of one percent on the available VLB loan interest rate for Disabled Vets and Surviving Spouses as follows:
Disabled Veterans Discount - Veterans with disabilities may qualify for an interest rate reduction on their VLB Home Loans. The veteran must have a compensable service-connected disability of 30 percent (30%) or greater as verified by an Award Letter from the VA. Of course, the Vet must also meet all other eligibility requirements for these loans to qualify for the discount.
Surviving Spouse Discount - To honor our Texas Vets, the VLB offers a interest rate reduction on Home Loans to the surviving spouse of any service member killed in the line of duty. An unmarried surviving spouse of a veteran who is missing in action, or who died in the line of duty, or died from a service-connected cause and had a compensable service-connected disability rating of 30% or greater (as verified by an Award Letter from the VA) at the time of death is also eligible for the discount.
This reduction can result in a savings of 10 of $1,000s for qualifying applicants.
