My tenant in Spring Texas called last Thursday evening saying that there was water all over the floor in the bathroom & water was also dripping down from the A/C vents downstairs!
When my husband Gerry and I arrived at the house that evening, sure enough water had saturated the carpet upstairs and about an inch of water was standing in the bathroom. The tenant had already placed towels around the floor to soak up the water, but the water was still high. I told her to mop up the excess water, but she said " I don't have a mop." Really? I thought everybody had a mop! She said, "I'll have to go buy one."
I immediately contacted the insurance company in the morning and I was told to call a water extraction company to clean up the water damage. They came out that afternoon & installed several fans to dry out the carpet and sheetrock.
I also called a plumber to check where the water was leaking from and it turned out to be a stopped up toilet. The plumber removed the stoppage and the water is not leaking any more.
Well now, we have small holes in the ceiling, because the water extraction company cut out holes in the ceiling to ventilate & dry out the wet sheetrock.
By Monday, the carpet and sheetrock were dry already. Then I get a call from the tenant saying that the air conditioning is not working! What now?!
So now I'm calling the air conditioning company in the middle of blazing hot August! It's 95 degrees in the house!
Of course the tenant couldn't stay there, so she & her kids went to stay at her friends' house nearby.
By the time the A/C company arrived it was already 6pm. I of course was imagining the worst! A new A/C unit is going to cost a few thousand dollars, I thought! However, they were able to fix the A/C within a few minutes, thank goodness! It turns out that the capacitors malfunctioned & needed to be replaced. Luckily the cost was less than $500! Hurray!
Property Management in Spring Texas is about providing quality & efficient service even after 5pm or on a weekend.
