TOUR THE WOODLANDS ~ VILLAGE OF PANTHER CREEK

Welcome to my continuing series of getting to know The Woodlands, TX one village and business center at a time. Our community is very large and offers something for everyone. Due to our dense forest and the great of the Developers, it can be quite confusing navigating through the area. Hopefully this series will help a new resident or visitor to The Woodlands get to know the community.

The Village of Panther Creek was the second village to be developed in The Woodlands and opened back in 1977. The Village is located just west of The Woodlands Mall and boasts of being close to the freeway and shopping thus making it a very desirable location. There are now approximately 3,600 homes in Panther Creek.

A portion of the Village borders the western edge of Lake Woodlands providing some wonderful waterfront neighborhoods. There are some beautiful homes along the water with price tags over $4 million for a few of these stunning properties. The village however, has many affordable homes ranging from the low $100's and up.

There are 13 parks dotted throughout the Village. As with all of the villages of The Woodlands, there are also schools to provide easy access to the neighborhoods. The award winning Conroe ISD proudly operates the schools within this village.

The Panther Creek Shopping Center is known for it's central location and the many annual activiites that are held there each year. The Annual Halloween Festival and the upcoming Arts and Crafts Festival. The Arts Festival is coming up on November 12, 2011. I will be posting about this event soon.

The shopping center is also the home of The Woodlands Children's Museum. Take the kids to visit this wonderful museum and then enjoy a meal at one of the many fine restaurants in the center.

Your listing price is already below the market value and no offers. What do you do?

This is very common situation when seller does not prepare his house for sale and overprices it in the beginning. He is "checking the market" thinking that someone will start negotiation. My own observation tells me that Buyer does not negotiate if the price is too high, he just walks away.

Also when pricing his house seller thinks that he can put the high end price without proper preparation, providing repairs, upgrades and reasonable improvements.

What do we have as a result? Overpriced “as is” house that lingering on the market for several months with some traffic and no offers.

Than after many price reductions the seller realizes that they can’t go lower with this listing price because it is below even the lowest price per sq. ft in their neighborhood.

1. Take your house off the market.

2. Call your local Stager to get the advice on how to get your house ready for the market. Do your homework.

3. Make improvements and upgrades based on what buyers want in your area; your Stager will advise you on new Home Staging industry trends, how to achieve desired results on a budget, and where to save money.

4. Call your Stager back for their final touches. Emotional connection is what will help you to get offers.

5. Put your house back on the market and increase the asking price to cover repairs, upgrades, and staging expenses.

CRUST PIZZA ~ THE WOODLANDS, TX ~ NEW & YUMMY!

Crust Pizza is The Woodlandsnewest pizzeria! The restaurant recently opened just a few weeks ago in the Panther Creek Shopping Center located at 4775 W. Panther Creek Drive Ste 530, The Woodlands, Texas 77381.

I visited there yesterday after hearing the rave reviews of the place. Being a pizza lover, I was anxious to get in there to try it out.

I was not disappointed at all! I ordered the Pepperoni Supreme. The crust was thin and crunchy, the sauce perfect and it was delicious!

The ambiance of the restaurant is very clean and sleek in design. There is an outside eating area which is really nice this time of year.

The owners were both there and I enjoyed visiting with them about their concept and how business was going.

I highly recommend visiting CRUST Pizza. I think you will have a new favorite Pizza place!
