2010 CHINA SPRING COUGARS VARSITY FOOTBALL SCHEDULE
Can you believe it? It's almost time for school to start back up again. If you are a High School Football Fan, you are probably looking forward to your team's new season.
This is especially exciting in the Waco area now that we have our old rivalry district back together. What a great time to watch China Spring and all of the other local teams play each other and battle it out for the District Championship. China Spring, TX Homes--Lakeland Meadows Subdivision
Near the outer North Western part of Waco, sits a popular newer China Spring area subdivision, Lakeland Meadows. With moderately priced homes (roughly 140s - 200s) all built in less than 10 years, Lakeland Meadows is the chosen home of many proud China Spring Community Neighbors including me.

Lakeland Meadows is optimally located with easy access to China Spring Road (FM 1637) and North River Crossing (FM 185). A short 10-25 minute drive will get you nearly anywhere in the Waco and Greater Waco area. Most drives are minus a trip on I-35 which is something I truly love. I am not a huge fan of Highway driving, so this location works out perfectly for me.
Parents and students enjoy the China Spring Independent School District (ISD) where they are very proud of the many excellent sports, arts, music and academic achievements.
Neighbors are friendly often organizing special events such as 4th of July parades and community yard sales. Many children are at play in a community of homeowners of all types and ages.
Most homes in the Lakeland Meadows area are built with modern and/or custom-like touches. Many with open floor plans, upgraded kitchen counters, custom cabinetry, upgraded lighting fixtures and upgraded flooring. You can feel the elegance and homeowner/homebuilder pride as soon as you step in to many of these homes.
If you are looking for a great China Spring (Waco area) location in which to call home, make sure you take a look at Lakeland Meadows. I am proud to call Lakeland Meadows my home; I think you would feel the same too.

Is China Spring, Texas a good place to live?
When our family was looking to move to Waco, TX, we did a lot of research. Especially when it came to Waco area school systems. We had a young daughter at the time and schools were the number one thing on our mind. But we also wanted just an overall good place to live.
Through recommendations from my husband's co-workers and a lot of searching on the web, we narrowed our search down to 3 main greater Waco areas that we thought our family would like. One of those areas was China Spring, just northwest of Waco itself. We actually ended up settling in China Spring with a Waco address. There are many great areas to live in Waco and its surrounding areas, but China Spring was an excellent choice for our family.
China Spring schools are loved by many. They are still relatively small by many standards, but growing along with the community. My daughter is graduating this year in the largest Senior class yet with over 150 students. A new intermediate school just opened over the winter holiday season. Football season fills the stands with adoring China Spring fans. Even the away games have stands full of China Spring Blue.
Great community, friendly people, good schools. So what about China Spring housing? Well China Spring is similar to most other parts of the Waco and Greater Waco area. Rental units are sometimes a challenge to find, but are available. Homes available for purchase in the China Spring ISD are plentiful with widespread pricing points and styles of living. There are many subdivisions to suit all types
of needs. Or you can live out in the country on several acres of land.
******As of today, 03/23/10, there are 103 active residential listings within the China Spring ISD ranging in price from $35,000 - $1,487,140. Average list price is $261,781.
There is a golf course (The Lake Country Club) , access to Lake Waco, and the Brazos River right in some backyards. It's a short drive to downtown Waco or any other part of the Waco area. China Spring added its first McDonalds several months back and a Sonic is in the process of being built as I type. We have the typical strip malls with Dollar General, food places, and a couple of banks. China Spring is an up and coming community.
If you are looking to get a little bit away from the city, enjoy a great community and watch a town grow, China Spring may be the place for you.
Yes, me and my family would surely say that China Spring, Texas is a great place to live.

I've written about China Spring TX in several of my Blog Posts, but what I would like to address are a few misconceptions about the area that I hear quite a bit.
Misconception 1 - Maybe not so much a misconception but mispronunciation. The city is named China Spring, not China Springs. No "s" involved. As I've heard and read, there is only ONE Spring in China Spring.
Misconception 2-it's too far to drive from China Spring to Waco. This is a good one. Since what is commonly called "China Spring" (living areas within the China Spring Independent School District) consists of the Unincorporated City of China Spring and portions of Waco and other areas as well, I am not sure how it's too far from Waco.
But let me elaborate even more. Sure, there are some pretty rural areas where it may take a few more minutes to drive to "town". I think this is what people mean when they say it's too far. Going to "town" or rather the main part of the City of Waco where shopping and other amenities are more abundant.
First of all, from the only stop light in "China Spring", it's only approximately 10 miles to I-35 which might get you to Baylor University in about 15 minutes. Of course if you are headed the other direction via Highway 6, you can get to the Richland Mall in only about 20 minutes after a short 15 mile drive. My point is that everything is NOT that far away. You can get nearly anywhere in "town" in about 20 minutes or less.
If you work at Pilgrim's Pride or L-3 or somewhere in that area, the commute is minus the drive of I-35. What a great plus!
Misconception 3-it's too expensive to buy a home in China Spring. Well that really depends on what you think expensive is. Yes, there are fewer homes on the market in the China Spring area marketed at lower prices than some areas, but there are affordable homes for sale. Like any area, you can't expect to get a castle for a bargain basement price. You have to be reasonable in your search.
Misconception 4-there is nothing in China Spring. Again, it's all in perception. Depends on what you want. China Spring is a growing area where businesses are filling in the empty spaces at a pretty brisk pace. Plenty of places to eat out, a medical and dental facility, banks and so on. However,one think that China Spring does not have as of yet is a Grocery store.
Basically, China Spring is a great Waco Community in which to live. I live here and love it. You should give it a try too.
