Because I live in Central Austin, my daily travels generally keep me on city streets unless I am showing homes or listing elsewhere. Lately, I have been working on a new listing in Westlake's Davenport Ranch and have been enjoying the quick trip back to nature that the winding, hilly streets of Westlake Hills offer. Westlake Hills, 78746, is immediately across Lake Austin and Lady Bird Lake from Central Austin. I typically travel Red Bud Trail, below the dam to cross the Colorado River and venture up the hill past Stratford Drive and into Westlake.
This time of year, you get to see the leaves turn along the banks of the river and as I move from denser, busier Austin, across Red Bud Isle, I am stricken by the beauty of this area especially now with its fall color. Some years are brighter contrast than others but almost always it is a beautiful spot in the middle of our busy metropolitan area. Red Bud Isle is right in the middle of the Colorado River, just below Tom Miller Dam. It is popular as an "off leash" area for dogs and is truly a quiet attractive spot in the middle of the city. It is a quick return to nature for Austinites.
Further up Red Bud Trail, you enter Westlake Hills. The winding narrow roads pass through thick tree canopy up and down the hills. Homes in Westlake rest on larger lots and afford a level of privacy you don't get in town. I always enjoy a drive through Westlake. Instantly you are met with the greenery and views of this rural feeling area so close to the city. Old Westlake homes date back to the 1950's while new larger homes occupy an increasing number of sites in Westlake. The views are often spectacular from hilltops toward the Austin skyline or Lake Austin. The north end of Westlake features Davenport Ranch, a planned neighborhood started in the 1980's adjacent to Austin Country Cluband Loop 360. Wherever you are in Westlake, the surroundings are green and attractive. It is a great neighborhood in which to escape the bustle of the city.

Westview on Lake Austin - Austin, Texas
The Original Westview on Lake Austin is one of my favorite neighborhoods in West Lake Hills. The neighborhood is located in a beautiful tree covered valley in an area known as the West Lake Peninsula. Westview on Lake Austin was developed back during the mid-eighties. Along came the S&L Crisis and as a result a bank intervened with the developer and took over the remaining un-sold lots. Then...another bank took over the first one and consequently the remaining lots were tied up until the mid-nineties. At that point the final holding bank released the remaining lots, allowing homeowners in the neighborhood to have first right to buy lots that adjoined their property. Many people in the area took the opportunity to purchase with the result that a number of homes have double lots. The remainder of the lots were purchased by builders and individuals who began to build in the neighborhood again. Homes in the area are built in a diverse number building styles and materials from stone to brick to stucco, incorporating lavish elements including upscale finish outs, Gourmet Kitchens, Multi-Car Garages, Home Theaters, Pools, Waterfalls-Spas, Outdoor Kitchens, private offices, wine cellars and just about any amenity a luxury buyer could imagine.
Driving through Westview you realize that the area is one of the flattest locations in Westlake within a gently rolling terrain in a beautiful tree covered basin. Developed slowly over time there variety of homes on large scenic lots built in a wide variety of custom designs and architectural elements including Traditional, Contemporary, Mediterranean and Classic approaches reflecting different tastes and lifestyles. Access to the area is by way of Elohi Drive off Westlake Drive and because there are no through streets, there is very little traffic in the neighborhood. This is yet another reason Westview is one of the quietest neighborhoods you will find in Westlake Hills. Home values in the area have ranged from $675,000's to over $3,000,000. During the last the 12 months (Ending April 6, 2010) there have only been four (3) sales ranging from $1,249,000-$1,345,000. Keep in mind this is only data from MLS and does not include any private or pocket listing sales.
