The Cedar City Real Estate Market has several subdivisions with fewer than 25 homes. The North Field Addition Subdivision is one of those great smaller subdivisions. It was mostly built out in 2002, and is what I would call an upper starter home type of subdivision.
The homes are slightly larger than most starter homes, but they sort of fall in between the size of homes that you would call the “move up” homes. The Homes are between 2200 and 2600 square feet. The lots are typically .22 to .25 acres.
The North Field Addition subdivision is in Cedar City limits and is on the Northern edge of the city. It is a quiet, stable subdivision.
There are currently 2 homes listed for Sale in the Multiple Listing Service. One is listed at $129,900 and the other is listed at $165,000. In the past 12 months there have been 2 homes sell. One home sold for $126,000 and the other for $148,000. There are currently no lots listed for sale in the North Field Addition.

The Cedar City Airport had an article in the local weekly paper stating that Skywest Airlines is no longer using the Turbo Prop airplanes to fly people in and out of the Cedar City Airport. They are now only going to use the small passenger jets that have 50 seats. The Turbo Prop airplanes currently seat 30 passengers.
This is an advantage to those wishing to fly to and from Cedar City in a couple of ways. First they are faster, the 50 minute flight to Salt Lake City now will take 40 minutes. The other benefit is comfort and noise reduction to the passengers. The new passenger jets are also said to be quieter to those not flying (those living or working at or near the airport).
The article mentioned that the Cedar City Airport contributes just over $22 million to the local economy. I honestly had no idea that it would have been anywhere near that much of an economic windfall. The new terminal was built 6 years ago and the runways were recently redone just over two years ago, so it is like we have a brand new airport!
The number of passengers using the Cedar City Airport has been increasing over the past couple of years, and with the change of planes, it is expected to continue that increase. There are some benefits to flying out of Cedar City, first, parking is free. Skywest Airlines has worked with the airport to create more customer friendly flight times.
The Cedar City Airport is also very centrally located, less than 3 miles from downtown, Southern Utah University and it is very much and easy connection to Interstate 15 if you are continuing along on a vacation to one of our beautiful National Parks, or picking someone up at the airport. We are pretty excited about this change in planes so to speak!

One of the benefits of writing this series of posts on the subdivisions in the Cedar City Real Estate Market area, is that I find that I have overlooked some great subdivisions in my initial reports. This has forced me to be a better Realtor and learn more about my market area.
The Cedar Meadows Subdivision is on the west side of Cedar City. It is a subdivision built of single family detached homes built on lots that are usually .17 of an acre. It is a subdivision that was built in the mid to late 1990’s. There were several phases, one of which is still being built out.
Currently there are 2 homes listed for sale in the Multiple Listing Service. They are listed at $129,900 and $154,900. In the past 12 months there have been 9 homes sell. They ranged in price from $90,000 to $149,900. There are currently 3 building lots for sale. They range from $14,900 to $22,900 and are in the .16 of an acre range in size.
Cedar Meadows is still one of the really good subdivisions to live in. It is an asset to the Cedar City Real Estate Real Estate Market! One of the new Elementary Schools, Iron Springs Elementary, is located in the Cedar Meadows Subdivision.

The Cedar City Real Estate Market has some great subdivisions built since 2004. Mountain Shadows is one of those great newer subdivisions. It was built starting in 2005. These are mostly custom homes built on .25 acre lots. It is in the Cedar City boundaries on the West side of town. It is just South of the Country Lane Subdivision.
There is one home that is under contract in the subdivision at a listing price of $237,000.
This is another subdivision where there are still several building lots available, so you could bring your builder and build the home of your dreams.
Market update 11/3/2011: There are currently 2 homes listed for sale in the Multiple Listing Service in Mountain Shadows one at $159,900 and the other at $219,900. This is still one of the really nice subdivisions in the Cedar City Real Estate Market.
Market Update 1/6/2012: There are currently 3 homes listed for sale in the Multiple Listing Service. They range in price from $159,900 to $219,000. In the past 12 months there have been 6 homes sell. They ranged in price from $143,000 to $232,648. There are 7 building lots currently listed for sale. They are .25 of an acre and range in price from $18,765 to $29,900. So you still have the opportunity to bring your builder and build your dream home.

One of the Great Subdivisions in the Cedar City Real Estate Market is Fiddlers Canyon. It is a large subdivision built in 9 phases at the Northeast part of Cedar City. It borders the Ashdown Forest Subdivision. Fiddlers Canyon mainly consists of move up style homes, but there are some custom homes, there are also some customized tract type homes. I should add that there are some twin homes as well, but it is mostly a “move up” subdivision.
This is another of the subdivisions that have been a staple of the Cedar City Real Estate Market since its inception in the early 1990’s. It is still one of the premier locations in the Cedar City Real Estate Market.
This subdivision was built in phases around the same time as the Cobble Creek Subdivision. There are currently 12 homes listed for sale in the Fiddlers Subdivision, ranging in price from $140,000 to $280,000. These homes are usually in the 2000 square foot range. Here are some examples of the homes in Fiddlers Canyon Subdivision:
Market Update 1/5/2012: There are currently 5 homes listed for sale in the Multiple Listing Service. They range in price from $76,000 for one side of a twin home to $459,000 for a large custom home. In the past 12 months there have been 12 homes sell. They have ranged in price from $115,000 to $225,000. There is currently 1 lot for sale in the Multiple Listing Service for $29,900. The lot is .27 of an acre.
