Cedar City, UT

The name isn't very Politically Correct, but it is a very nice subdivision in the Cedar City Real Estate Market. Indian Hills is situated on the South East side of Cedar City. This is another very stable subdivision, there are currently two homes listed for sale. This is a small subdivision of custom homes, built in the early to mid 1990's. They are at the base of the hill.

As I mentioned there are currently two homes listed they are listed at $197,000 and $399,000. The one home is a lot larger and is built on two lots, hence the price difference. It is a mostly quiet neighborhood, and the landscaping is fairly mature.

Market Update 3/1/2012: There are currently no homes listed for sale in the Multiple Listing Service. In the past 12 months there has been 1 home sell. It sold for $390,000. There are currently no building lots listed for sale.

Indian Hills has been one of the more desirable locations in the Cedar City Real Estate Market since it was developed.

The subject subdivision in this blog is another of the twin home or duplex subdivisions that we have here in The Cedar City Real Estate Market. It is Southern View, and it is at the South end of Cedar City. This particular subdivision was built in 2007, by Nate Blake Construction, one of our premier, local builders.

This subdivision was built in 2007, there is currently only 1 home listed for sale in Southern View at $99,000. This subdivision was a victim of the real estate meltdown of the past couple of years, investors bought heavily and a few months ago, there were several foreclosed homes on the market here. They sold fairly quickly, so that now there is just the one home listed.

These homes feature a fully fenced (block wall), back yard two car garages and are around 1300 square feet of living area with 3 bedrooms and 2 bathrooms.

Market Update 2/27/2012: There are currently no homes listed for sale in the Multiple Listing Service. In the past 12 months there have been 6 home sell in the Southern View Subdivision. They have ranged in price from $89,900 to $120,500. There are currently no lots listed for sale.

The Cedar City Real Estate Market has a few subdivisions that were casualties of the Real Estate Market meltdown. One such is Cedar Mountain Villas, it is one of the subdivisions that was in the beginning stages of construction when the market crashed. This really is too bad, Cedar Mountain is one of those subdivisions that has wonderful potential.

The Cedar Mountain Villas is one of the newer subdivisions in Cedar City. It consists of twin homes. These are really nice homes, usually around 1600 sq feet of living space. It is still being built, having gone through the slow down.

There are currently 4 homes listed for sale in Cedar Mountain Villas ranging in price from $139,900 to $157,500.

Market Update 2/27/2012: There are currently 3 homes listed for Sale in the Multiple Listing Service. They range in price from $117,900 to $134,900. In the past 12 months there have been 9 units sell in Cedar Mountain Villas. The sales price ranged from $116,000 to $143,000. There are currently no lots listed for sale.

This is a subdivision with really nice twin homes and a great deal of potential in the Cedar City Real Estate Market.

The Cedar City Real Estate Market really has some great mixed subdivisions. By mixed subdivision, I mean twin homes mixed in with detached single family homes. The Rocking Horse Subdivision is one of those great subdivisions. Rocking Horse was built in the mid to late 1990's. It has been popular with investors and home owners. I am not sure where the name for the subdivision came from, I have yet to find a rocking horse anywhere!

These homes ranged in price from $125,000 to $154,500. There is currently one building lot listed for sale. It is listed at $79,900 for .17 of an acre.

In the Cedar City Real Estate Market there are some great post World War II Subdivisions. These subdivisions comprised mostly of cottage style homes that were built in the late 1940's. Mountain View is one of those desirable subdivisions with these quaint and cute cottages. These have for the most part been well maintained.

They are fairly close to the college in the center of town. Mountain View is a fairly stable subdivision, although there are some rentals for college students. It is still one of the more desired areas of Cedar City.

Most of these homes are constructed of brick, they are the typical cottage home that was found across the United States immediately following World War II. The trees are mature and provide great shade. If these homes had anything other than a carport it was usually detached.

These homes are on smaller lots, usually .18 of an acre.

Currently, there are no homes for sale in the Mountain View Subdivision.

Market Update 2/24/2012: There are currently no homes listed for sale in the Multiple Listing Service. In the past 12 months there has been 1 home sell. It sold for $80,000. There are no lots for sale in the Mountain View Subdivision. Land is a premium in the Mountain View subdivision, due to the proximity of the University and to the commercial areas of Cedar City.

Because of the location in regards to commerce and the University, Mountain View will always be one of the gems in the Cedar City Real Estate Market!
