Cedar City Subdivisions...Grant Market Update 2/2/2012

In the Cedar City Real Estate Market, the Grant Subdivision is another one of our mixed subdivisions. There is a mix of detached single family homes with some duplexes. The Grant Subdivision was built in the mid 1990′s. There are quite a lot of investor owners in this particular subdivision.

There is currently one single family detached home listed for sale in the MLS at $95,000.

Market update 5/9/2011: There are currently two homes listed for sale in the Multiple Listing Service one at $134,000 the other $149,000. This has been a great little subdivision, especially for the investor market. In all Grant Subdivision is another of the great subdivisions in the Cedar City Real Estate Market.

Market Update 10/17/2011: There are currently two homes listed for sale in our Multiple Listing Service in the Grant Subdivision. One is listed at $104,100 and the other at $129,900. Again this has been a real popular subdivision for investors, but it is a great first time home buyer subdivision as well!

Market Update 2/2/2012: There is currently 1 home listed in the Multiple Listing Service. It is listed at $129,900. In the past 12 months there have been 5 homes sell. They have ranged in price from $62,500 to $155,000. There are no lots currently for sale in the Grant subdivision. The Grant Subdivision is still a great place for the first time home buyer as well as the investor to find a great home!

The Grant Subdivision is located near the hospital West of Main Street.

Cedar City Market Overview

I have spent some time talking about the wonderful small cities in the Cedar City Real Estate Market and what a joy it is to be able to work in those cities. I haven’t spent the time writing about the heart of the Cedar City Real Estate Market, Cedar City. Cedar City boasts a population near 28,000, that doesn’t account for the students at Southern Utah University.

Cedar City is 250 miles south of Salt Lake City on Interstate 15. For those coming from the south, it is 185 miles north of Las Vegas. Cedar City, as I mentioned, is home to Southern Utah University. It is also home of the Utah Shakespeare Festival, the Utah Summer Games, and a host of other festivals. It is the Gateway to Utah’s National Parks.

Like many parts of the country, we were hit pretty hard when the real estate bubble burst, but it seems like we are climbing out of the hole. We have an abundance of Mountain Views and pretty scenery. We do enjoy a relaxed lifestyle, but are blessed with many cultural events to go along with the natural beauty that we enjoy!

The Real Estate Market in Cedar City currently is showing 158 homes listed in the Multiple Listing Service. In the past 12 months there have been 360 homes sell in Cedar City, according to the Multiple Listing Service. Cedar City Area Subdivisions...Harmony Mountain Ranches Market Update 1/31/2012

In the Cedar City Real Estate Market there are a few subdivisions that are homes on acreage. Harmony Mountain Ranches is one of the premier of these type of subdivisions . Harmony Mountain Ranches are a newer subdivision most homes were built in 2009.

Although in the county, it is on the Cedar City addressing grid, Harmony Mountain Ranch is West of Kanarraville on the West Mountains. These are Gentleman's ranches on approximately 20 acres. They are large custom estate styled homes many with very ornate entry gates. There is a large equestrian center in the community. These consist of a large covered arena with stalls inside, along with corrals and exercise facilities outdoors.

Included in the indoor facilities is a large club house complete with a kitchen and serving areas for large parties. There is a hefty HOA fee for the maintenance of the equestrian center of $1000 per year per house. The homes are in the trees. The homes are typically 4000 square feet and larger, these are very nice homes.

There are currently two homes listed in Harmony Mountain Ranch subdivision, one is a foreclosure listed at $679,800 and the other is listed at $1,200,000. Most of the homes have views from the property. This is an exclusive subdivision for the right kind of buyer. These are very nice homes.

Market Update 1/31/2012: There is currently one home listed for sale in the Multiple Listing Service. It is listed at $1,499,000. In the past 12 months there has been 1 home sell. It sold for $585,000. There are 9 lots listed for sale. They range in price from $139,000 to $329,000. These are parcels of 20 acres.

Harmony Mountain Ranches is really one of the premier destinations inside of the Cedar City Real Estate Market. If a custom home on 20 acres of ground in the trees is something that you desire, this may be a destination for you!

Cedar City Subdivisions...Pinewood Estates Market Update 1/31/2012

The Cedar City Real Estate Market has a few subdivisions that are very small as far as the number of homes within the subdivision. The Pinewood Estates subdivision is one of those small subdivisions. It is a subdivision which is comprised mostly of Manufactured homes and honestly consists of 6 homes. There is one lot that is still vacant.

Pinewood Estates is located on the south east side of Cedar City. This is a subdivision that dates back to the early 1980’s, it has been a very stable subdivision, nothing is listed for sale in our Multiple Listing Service nor has anything sold in the recent past in this subdivision.

Market Update 1/31/2012: There are currently no homes listed in the Multiple Listing Service. In the past year there has been 1 home sell. It sold for $72,000. There are currently no lots listed for sale. This really has been a great subdivision for first time buyers, it is quiet and really stable area.

Cedar City Subdivisions...Carmel Canyon Market Update 1/30/2012

The Cedar City Real Estate Market really does have some great higher end subdivisions with some wonderful homes. The Carmel Canyon subdivision is certainly one such subdivision. It is located on the West side of Leigh Hill. Carmel Canyon was built around 2005 and features large custom styled homes. This is the place to buy if you're looking to reward yourself in affordable luxury!

There is currently one home listed for sale in Carmel Canyon in our Multiple Listing Service. It is one of the larger homes in the subdivision and features a pool on nearly an acre, it is listed at $799,500. Not all the homes in Carmel Canyon are this large nor are they on such large lots.

For those looking to build their dream home, there are still some lots for sale. Again, this is one of Cedar City's premier subdivisions!

Market Update 1/30/2012: There are currently no homes listed for sale in the Multiple Listing Service. There have also been no home sell in Carmel Canyon in the past 12 months. There are 27 building lots for sale ranging in price from $23,750 to $127,500. They range in size from .29 to .74 of an acre.

Carmel Canyon is a gem in the Cedar City Real Estate Market and has nearly an entire phase that has not been built out. This is another of those great places to build out your dream home.
