      <title>Logan Utah, The Safest Again</title>
      <description>&lt;p&gt;Here it is, &lt;a href=&quot;http://os.cqpress.com/citycrime/MetroCrime2008_Rank.pdf&quot;&gt;the results for the safest cities in 2008&lt;/a&gt;.&amp;nbsp; Just another reason that Logan Utah and the Cache Valley area is a great place to live.&amp;nbsp; Not only do you get to enjoy the outdoors and every recreational activity known to man, but you can do it safely.&amp;nbsp; This is the only place I have lived where I can let me&amp;nbsp;kids run and play outside and not worry that they are going to be kidnapped or harmed by others.&amp;nbsp; Sure the possiblity is still there, but compared to other places, the odds are on my side.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;Published: Tuesday, December 2, 2008 12:45 AM CST A list of the country's city and metropolitan area crime rankings was released last week, and the Logan metro area is once again at the top for having the least reported crime.&lt;br /&gt;&lt;br /&gt;The CQ Press, a publisher of research, U.S. government and world affairs information, released its 2008-09 &quot;Crime in Metropolitan America&quot; report last week and while the &quot;Safest City&quot; run is only for those cities with a population of 75,000 or more, the Logan, Utah, and Idaho &quot;Metropolitan Area,&quot; ranks first out of 338 for having the least reported crime in any U.S. metro area.&lt;br /&gt;&lt;br /&gt;The first-place ranking includes criminal data from all law enforcement agencies in Cache County and Franklin County in Idaho.&lt;br /&gt;&lt;br /&gt;Smithfield Mayor Chad Downs said one reason for the continued success of valley law enforcement agencies, is cooperation.&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;I've had the opportunity a number of times over the past three years to see the cooperation and support the various agencies have for one another,&quot; Downs said.&lt;br /&gt;&lt;br /&gt;Kim Hawkes, North Park Police Chief, said the credit goes both to proactive police officers and responsible citizens.&lt;br /&gt;&lt;br /&gt;&quot;We really have a philosophy of providing quality service in our community that goes beyond being in a patrol car and responding to calls,&quot; he said. &quot;We want to be out there and try to resolve issues and problems that may contribute to crimes in the future.&quot;&lt;br /&gt;&lt;br /&gt;Hawkes says the &quot;proactive edge&quot; of Cache County's law enforcement and a responsible citizenry are the two components that put the Logan metro area at the top of the list.&lt;br /&gt;&lt;br /&gt;CQ Press indicates rankings are calculated using six crime categories: murder, rape, robbery, aggravated assault, burglary, and motor vehicle theft.&lt;br /&gt;&lt;br /&gt;&quot;These categories have been used for determining city crime rate ratings since 1999. The rankings include all cities of at least 75,000 residents that reported crime data to the FBI in the categories noted for calendar year 2007,&quot; the report states.&lt;br /&gt;&lt;br /&gt;The city topping the list for most crime reported is New Orleans.       <title>Cache Valley's Real Estate Market Remains Constant Part 2 </title>
      <description>&lt;p&gt;Although the &lt;a href=&quot;http://www.shanecalder.com&quot; title=&quot;Cache Valley Real Estate&quot;&gt;Cache Valley real estate&lt;/a&gt; market is steady, the higher end homes are not selling.&amp;nbsp; Year to date in 2008, there are no homes that have sold over $700,000 on the MLS.&amp;nbsp; Currently, there are 18 homes for sale in Cache Valley at that price range.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;On the other end of the spectrum, homes that are below $200,000 have a success rate of at least 56%.&amp;nbsp; The total number of listed homes are down from last month to 726, which menas more homes are selling than are being listed.&amp;nbsp; This signifies that things are catching back up.&lt;/p&gt;
&lt;p&gt;Overall, it seems like Cache Valley is set to have a great year.&amp;nbsp; Appreciation is still on the plus side and the outlook for 2009 is exactly the same.&amp;nbsp; Lenders seems to think the government will continue to lower interest rates to spark the economy.&amp;nbsp; Buyers that ate sitting on the fence waiting to see what will happen with&amp;nbsp;the banks, will buy once they see those rates drop.&amp;nbsp; The future of the &lt;a href=&quot;http://www.shanecalder.com&quot; title=&quot;Cache Valley Real Estate&quot;&gt;Cache Valley real estate&lt;/a&gt; market remains optimistic and will get even better in 2009.&lt;/p&gt;

      <description>&lt;p&gt;Despite hearing how negative the nations real estate market is, &lt;a href=&quot;http://www.shanecalder.com&quot; title=&quot;Cache Valley Real Estate&quot;&gt;Cache Valley&amp;nbsp;real estate&lt;/a&gt;&amp;nbsp;market&amp;nbsp;remains&amp;nbsp;fairly constant.&amp;nbsp; If you are a home owner or buying a home in Cache Valley, there is less to worry about in this market than others around the country.&amp;nbsp; Even though home sales in Cache Valley have slightly dropped from previous years, we are still in great shape.&amp;nbsp; In fact, for the second month in a row, home sales are at least as good as they were a year ago.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;In October, 91 &lt;a href=&quot;http://www.shanecalder.com&quot; title=&quot;homes in Cache Valley&quot;&gt;residential homes in Cache Valley&lt;/a&gt;were sold.&amp;nbsp; this is exactly the same number as were sold last year.&amp;nbsp; The average price of these homes sold was actually up 5% to $189,264, but the price per square foot was down to $79 per square foot.&amp;nbsp; The lowest level in a year and a half.&amp;nbsp; This shows that larger homes were sold at some extremely reasonable prices during October.&lt;/p&gt;
