Owning A Home Or Rental Property Is Better (Pt.13of15pts. for R. E. Success!)

One of my investors called and said he was taking his money out of the financial institutions and investing it in real estate because he felt that was a safer place for his money. I agree whole-heartedly!In my opinion, owning a home or rental property is a better investment than stocks or bonds. I've had nearly all my money disappear that was in the stock market, but my homes are still here with most of them being paid for by my renters.

No one ever put their money in the stock market for me when prices plummeted. On the other hand, my kind tenants keep making my mortgage payments no matter how much home values fluctuate.

I'd love to hear your comments on where you think the best place for your money is right now! What do you think?

Then call us to show you every home that interests you in your price range.

Please email me at naisbitt@inxsnet.com for up to the minute information on our real estate market. You can also tune in to CTV 12 and tour homes with me on TV from your own home. I also give a news update on KSUB radio every Monday morning between 10 minutes to 8 a.m. and 8 a.m.

Live Where Most People Love to Play: (Point 12 of 15 pts. for R. E. Success!)

Cedar City is the Place to Buy! I believe that Cedar City has incredible attractions to invite buyers to choose our area to live and/or invest. We have breathtaking national parks nearby. We have skiing, hunting, water-skiing, golfing, fishing, cultural events, concerts, plays, camping and more.

I read that it's wise to include rentals in a college town in your investment portfolio. What luck! We are located in the very town where SUU has been named as one of the top 10 in the nation for value for the $ for education. Our Shakespear Festival has received the Tony Award and is World Famous. According to an avid sportsman friend of mine, Cedar City was ranked #15 of the top 20 cities for outdoorsmen by "Outdoor Life." One retirement magazine listed Cedar City as one of the best places to retire.

I've lived in Utah, Idaho, Asaska, Oregon, Washington and Oklahoma, and I honestly believe it just doesn't get any better than Cedar City, UT and the surrounding areas. The mountains, sunsets, activities, restaurants, people, scenery and just about everything about it make this one of the best places in the world.

I've had more than 1 person buy a home here because they come to visit and people are friendly, smile, and say hi. They say, "It feels good here." Of course, this is the place! What great real estate opportunities exist right here and right now! Bargains, foreclosures, low interest rates, flexible loan programs with low and no downpayment requirements as well as prime location are all waiting for you to make the happy picture complete.

You can click on search MLS www.homesincedarcity.com or call Janet's team at 435-865-1019 or 1-800-934-3742 for all your real estate needs. Janet would love to let her top experience & service benefit you. Email: naisbitt@inxsnet.com. Janet can show you every home no matter which office has the listing. That will save you hours of time to work with her professional licensed team of top REALTORs.

New Supra Active Key or EKey

We are so excited, the day is finally within reach. We are changing out our old GE Supra Display Keys for either the new Active Key or having the software downloaded turning cell phone or PDA's into E-Keys. This is something that Darcy and I have been looking forward to since June. On Thursday, it will happen. This is great, it will allow great access to information as to who has been showing our listings.

The old display key uploads that information when the key is refreshed then it is forwarded to you through the information that You have on each of your IBox lock boxes. If you assign the I Box to each house, you will now know who opened the I Box before they ever leave the house. No more wondering when the I Box was opened. The Active Key and the E Keys will now upload that information in real time, not when they are recharged or put into the cradle like the Display Keys.

Not only that, if there is a problem, by accessing your Supra Account, someone will know where to start looking for you if you are in trouble. They will know which I Box you opened last and at what time it was opened. To me, this is a great security feature! Let an assistant or your broker have access to your information, and that should allow help to get there sooner if you need it.

I also love that we don't need to update or put the new keys into a cradle to charge or update, nor will you have to lose a phone line while it happens, they will do it automatically when necessary. There is also a car charger available for the Active Key, so you can charge it when it needs it. I, for one, am really looking forward to the change!

Getting better at being Green

I seldom watch the TV news, but they had a story about a fraternity at the University of Utah cleaning up some state owned land. The long and short of the story is that this property is at the mouth of Parley's Canyon where I-80 enters the Salt Lake Valley. For a number of years kids have spray painted messages on the rocks from Fraternities to young lovers many people have seen fit to climb the rocks and leave a message on the rocks. I know that to many this is a terrible affront to taking care of the environment.

The real environmental catastrophe was taking place as people would leave their debris behind, spray paint cans, beverage cans you name it, it was there. The great thing is that this Fraternity went out on an early Saturday Morning and cleaned up the mess.

The most appalling part of the entire story is that they interviewed an employee of the State Department of Transportation for his reaction. With winter coming on, and preparing plows and road for the snow, along with budget shortages, they didn't have the manpower to clean up this area. I know that people are thinking this is government dodging, but the story gets worse and it's about us. The state employee said that if you were to take Rice Eccles Stadium at the University of Utah. It is the same stadium that hosting the Opening and Closing Ceremonies at the 2002 Winter Olympics, so it is large, seating capacity of over 45,000 people.

The spokesman for the Department of Transportation said that in any given year, the Department of Transportation picks up enough trash off the side of the road to fill that stadium 43 times! That is everything from tire debris from blow outs, to the trash that we throw out the window. That is ridiculously appalling, I am sure that other States have similar stories. I know that we have a $1000 dollar per incident fine for littering. I am now thinking that isn't enough!

We as commuters, vacationers, or relocators have to do a better job at cleaning up after ourselves! The sheer amount of garbage being left on the side of the road is horrid! There are a lot of opportunities to help. Here in Utah, the Department of Transportation will provide garbage bags and will pick up any bagged trash that people want to clean up. The bottom line is that this is an area, while I knew was an issue, I had no idea just how bad it was. Sort of an aha moment for me.

I know that I will now take much better care to make sure that my trash gets into it's proper place. I will also make sure any load that I put into the back of a truck is covered and secure. I know this sounds like I am ranting and raving, but I am not, I am just hoping that this may open some eyes and make people aware of a problem that is much larger than I had ever imagined. Have a great week!
