During July, Weber County Real Estate sales were down by more than 19% compared with last year, and were even down 9.47% from last month. Sales prices in Weber County was also down by 5.36% compared with July of last year. Weber County Monthly Home Sale Totals July 2009 There are currently 2261 Homes for sale in Weber County Utah. Including Ogden Real Estate, North Ogden Real Estate, Roy Ut Real Estate, Pleasant View Real Estate, Farr West Real Estate, Harrisville Real Estate, Riverdale Real Estate, West Haven Real Estate, and the other communities in Weber County.

At the pace homes sold during July, Weber County has more than eight months of of active inventory.

Just my opinion, but I believe the Ogden Valley (Eden, Liberty, Huntsville) single family home market has finally reached the bottom. I base this on several months of what appears to be support on a $/FT2 basis.

I typically use 2004 as the baseline year, and recent home sales (since April of 2009) have been running very close to that baseline.

Following is a rundown since 2000. Figures below represent home sales on a $/FT2 basis for the full calendar year:

Upper Ogden Valley, UT - 2nd Quarter 08-09

The towns of Eden, Huntsville and Liberty are feeling the crunch. Only 8 homes in the Upper Ogden Valley sold, which is only 3 less than what sold during the second quarter of 2008. The worst part is that there are 170 homes listed on the market, rocketing inventory to over 5 years. Both Median and average sold price of Upper Ogden Valley Real Estate dropped 34%, bringing sold price into the $200,000 range. Sellers currently have median and average home prices over 50% higher, taking prices into the one-half million dollar range.

North Ogden, UT - 2nd Quarter 08-09

North Ogden was the only major city in Weber county to have an increase in number of homes sold. Even though only 7 more homes sold, percentage wise it was about 13% more. Not only that, median sold price increased 3% and average sold price climbed 0.78%. Inventory for homes in North Ogden is near the county average at 8 months and there are 163 active listings.

78 less homes were sold in Ogden, dropping about one quarter. Median sold price slipped just $750 but average sold price slid about $11,000. Ogden Real Estate has 8 months of inventory and 675 active listings. Ogden homes continue to be some of the cheapest around and are currently listed around the mid 100's.
