For the fifth year in a row the readers of SKI Magazine have named Deer Valley as the number one resort in North America. This is the 6th time in the last 7 years that Deer Valley has been named number one overall. The resort has not been lower than 3rd in the last 11 years.
The rankings take in many different aspects of the resort and while Deer Valley may not be the toughest or largest resort, or get the best snow, its ranking as best overall is impressive. Deer Valley Resort always gets accolades for and was ranked number one in the categories of: grooming, service, weather, on-mountain food, lodging and dining. The editor of SKI Magazine notes that the size of the resort and the fact that snowboarding is not allowed helps Deer Valley to edge its large competitors Vail and Whistler for the number one spot.
The other Park City area resorts alos fared well with Park City Mountain Resort coming in at number 6 and Canyons Resort in the number 16 slot.
A new lifestyle category named Park City Mountain Resort as the best place in North America to ski with kids.
The consistent rankings from the readers of SKI Magazine have a great impact on tourism in Park City as well as housing values. A town with the best overall ski resort ranking which shares a ropeline with the resort ranked as the best place to ski with a family makes for quite a place to live or own a vacation home.

Deer Valley Real Estate Home Buyers and the Pre-Approval
Buying your first home? , maybe your second, well this can be a wonderful experience for you or this could be a disaster. It all depends on how prepared you are when the process starts. Your first step is getting Pre-Approved.
Financing a home can be a difficult process for you, especially finding the right loan. What you need to be concerned about is not getting the financing, but getting the right financing. You will want to find the best terms at the lowest cost. You will want to meet with a loan officer to review your financing options; you will need to meet with a lender who can explain all of the different types of loans that you will be able to afford as well as the program that will help you meet your goals. Once you determine with the lender how much you can afford, you will be able to narrow down your housing search to a specific neighborhood.
It is very important to have a pre-approval letter from your lender when you make your offer on a home. Your pre-approval letter is not a final commitment for the loan, but it is a necessary step in order to look at homes with an agent. Some require, and some recommend it. It shows that you will have the ability to complete the purchase of a home. Otherwise, agents and sellers could think you are just wasting their time. Sellers do not want to get into the final hours before closing and find out that the buyer cannot get financing. Also, if you don’t meet in advance with a loan officer, you could be rushed into making a decision about your financing without taking the time to think about what is best for you. It is a strain to try and get a lender and find a loan program once you have already found the house that you want to buy.

Silver Baron Lodge - Deer Valley, UT - Trustee Sale

The Ironwood development in Deer Valley, Utah launched the Empire Pass area of Park City in 2002. This started a new phase of luxury ski-in/ski-out homes and condominiums in Deer Valley. Empire Pass at Deer Valley homes and condominiums are clustered close together next to ski-in/ski-out access. This clustering next to the resort also serves to preserve thousands of acres of open space around the development. The density trades and resulting cluster of condos and townhomes at the base of the Silver Strike, Northside and Empire Express chairs at Deer Valley does not necessarily give a feeling of scarcity, but a look at the sales and future development possibilities tells another story.
Twelve developments have been completed in the master planned Empire Pass community of Park City. Five developments have sold out while another five of the developments are nearly 80% sold through. Two developments are in their early stages of sales; the Montage at Deer Valley (opened mid Dec 2010) and Belles at Empire Pass (14 Single Family Models still to be built). The majority of new available Empire Pass residences (less that 80 currently) are within the Montage at Deer Valley. Once the current available inventory is sold, there are only 4 development entitlements left within the Empire Pass area of Deer Valley.
Forty five (45) sales closed in the Empire Pass area (17 sales in the Flagstaff development lead the way with 15 in Silver Strike) in 2010. This sales rate is enough to sell through the current inventory listed on the Park City MLS. Yet most Realtors® and developers feel that 2010 was a poor year in terms of sales.
Prices in the Empire Pass area of Park City reflect the luxury nature of the amenity rich homes and condominiums. The finite supply of ski-in/ski-out properties in Park City and the world also impacts pricing. The recent completion of the Montage Deer Valley while adding considerable inventory to the area also adds public amenities that the area was lacking. The new restaurant, spa and public spaces will add a buzz to the area on a year around basis which should create more desire to own in Empire pass. The opportunities at the Montage also put the Empire Pass area of Deer Valley as a whole that much closer to being built out. The scarcity of future development in the area will only drive prices higher.
