The same is true with homes for sale by owner (FSBOs). Even though a high percentage of these houses are ultimately sold by Realtors most FSBOs do not list their house on the MLS.

Only 3 of the 32 single family homes sold and closed last month was a Condo.

October Home Sales In Draper:

The median list price of Draper Utah homes listed last month was $399,500
The median sales price of homes sold in Draper last month was $333,000
This represents an 17% difference between asking price and sold price..
The $104 per sq ft sales price was down only 19% from last years $129 per sq ft.
The median house sold in Oct, was a 4 bdrm 3 bth.
Median days on market of 143 increased three fold over last year.

Draper Foreclosures & Pre-foreclosures:

Currently 123 homes for sale in Draper are distressed.IE: Bank Owned, HUD Home, Homesteps, Short Sales, or require third party approval for any transaction.
That represents more than 17% of the homes for sale in Draper UT.
About 7% of the foreclosed or pre foreclosed homes are condominiums.
26 of these problem houses were listed in the last 30 days.
over the last 30 days 10 distressed homes were placed under contract.
During that same time 10 foreclosed homes were sold and closed.

What will become of Suncrest? - The Death of a Development

The Deseret News has reported that "Owners of the SunCrest development have defaulted on $58 million in development loans, and residents there are worried the developer could try to sell its remaining assets and leave the state."

Owners fear that amenities that the developers promised would be built (clubhouse, etc.) will never be built.
