I have mentioned often that the Cedar City Real Estate Market consists of several smaller cities. The subdivision that I am highlighting today is in Enoch. The Ridge subdivision is another of the newer subdivisions in the Cedar City Real Estate Market. The Ridge is still a subdivision in progress, there are still homes being built in The Ridge subdivision.
The Ridge is a nice, mixed subdivision consisting of starter homes to some really nice executive styled homes. The lots are typically around .4 of an acre, although there are some that are larger. The Ridge subdivision is one that really is a nice subdivision with nice homes!
Market Update 1/25/2012: There are currently 6 homes listed for sale in the Multiple Listing Service. They range in price from $159,000 to $319,000. In the past 12 months there have been 9 homes sell. Those sold homes ranged in price from $134,000 to $254,000. There are currently 2 building lots listed for sale one for $26,500 and the other for $33,000, again for .4 of an acre.
The Ridge subdivision really is one of the great subdivisions in the Cedar City Real Estate Market! There is still a lot of potential to go along with the great homes that are already in place!

I have mentioned often that one of the great things about the Cedar City Real Estate Market is that we work in several smaller cities which make up the Cedar City Real Estate Market. Today I am highlighting the Three Peak Subdivision, which is located in Enoch.
The Three Peak Subdivision is one of our newer subdivisions, it was built just prior to the bursting of the Real Estate Bubble, which was around 2004 & 2005. Three Peak Subdivision is built mainly of larger starter homes and “move up” homes. The homes are typically on .4 of an acre, and are generally really nice homes.
There is currently one home listed for sale in our Multiple Listing Service. This home is listed at $215,000. In the past 12 months there have been 6 home sell in Three Peak Subdivision. They sold between $118,249 and $163,000. There are currently 3 building lots listed for sale they range in price from $22,900 and $27,000. There is also a six acre parcel listed for $336,000.
Three Peak is a great subdivision in the Enoch area, the homes are nice, and it is located really centrally in Enoch. It has easy access to Minersville Highway (State Route 130). Three Peak is also near both of the Elementary Schools. In all, the Three Peak Subdivision is another of the gems in the Cedar City Real Estate Market.

I have often mentioned that the great thing we enjoy about the Cedar City Real Estate Market is that we have the opportunity to work in many little cities. Enoch is no exception, it like the rest of the communities that we work in has its own feel and nuances.
The Fields Subdivision is one of those great subdivisions that began just prior to the bursting of the “Real Estate Bubble”, it is comprised of larger “move up” homes. These homes usually have over 3000 square feet, which generally includes the basement square footage.
The Fields was began in 2005, so the homes are newer. The lots are generally..4 of an acre in size. That means that you have a little room between you and your neighbor. It is a great asset in the Cedar City Real Estate Market.
There are currently 2 homes listed for sale in the Multiple Listing Service. One is listed at $174,500 and the other $204,950. There have been 2 homes sell in the last 12 months in the Fields Subdivision. One sold at $166,000 and the other at $204,000.There are 3 lots listed for sale in the Multiple Listing Service ranging in price from $17,900 to $34,000.

Garden Park Estates is one of the older subdivisions in Enoch. Enoch, as I have mentioned in other blogs is about 5 miles North of Cedar City. It is a great place to live, it has larger lots so your neighbors aren't right on top of you, and it gives you room to have your children play.
Garden Park Estates is a mixed subdivision, there are manufactured homes next door to "stick built" homes. It was a subdivision that was started in the 1970's, but took until the 1990's to build out as far as it is now. Again, these homes are on the "Enoch Half Acre lot size". That really means that the lots were originally 1/2 acre lots, then the roads were platted taking from that half acre size until they are really about .44 to .46 of an acre lots.
There are currently 8 homes listed for sale in our Multiple Listing Service, ranging from $69K to $200K.
Market Update 12/27/2011: There are currently 5 homes listed for sale in the Multiple Listing Service ranging in price from $66,000 to $315,000. In the past 12 months there have been 2 homes sell one at $70,000 and the other at $115,000. Garden Park Estates has no lots listed for sale. It is a subdivision that is almost completely built out.
Garden Park is another great subdivision in the Cedar City Real Estate Market, many first time home buyers buy in Garden Park and there are many residents who have lived there for more than 20 years.
One of the huge advantages of Garden Park is that it has mature landscaping!

In doing updates to my series of subdivisions in the Cedar City Real Estate Market, I realized that there are several great subdivisions that I had overlooked initially. Spanish Trails is one such subdivision, it is in Enoch. It is a mixed subdivision of “stick built” and manufactured homes. The subdivision dates back to the late 1970’s but there are several new homes located there as well.
Spanish Trails homes are located on large lots, .4 of an acre and larger, and have historically been mostly starter homes although there are a few larger, custom styled homes. There are animal rights available in Spanish Trails, so it isn’t uncommon to see homes with horses in the back yards.
This is a subdivision that was hit pretty hard with the bursting housing bubble. Many of the foreclosed homes have sold, but there are still a few remaining. Some of the foreclosed homes were sold then torn down with new homes replacing the old homes.
There are currently 4 homes listed for sale in Spanish Trails, ranging in price from $85,000 to $175,000. In the past year there have been 5 homes sell ranging in price from $43,000 to $125,000. There is currently one building lot listed for sale at $37,900 for a .53 acre lot.
Spanish Trails is still one of the more active subdivisions in the Cedar City Real Estate Market. This is still a great place to live, and you have room to stretch out and not have neighbors right on top of you.
