Kanarraville, UT

One of the great things about working in the Cedar City Real Estate Market is that we have the ability to work in several small towns along with Cedar City. One of those great small towns is Kanarraville. Kanarraville is South of Cedar City and a little East of Interstate 15. There are still some farms in Kanarraville along with some really amazing houses. West of Kanarraville and Interstate 15 there are a couple of developments with custom homes on 20 Acre parcels. They are really nice subdivisions.

There are currently 8 homes listed for sale in the Kanarraville area ranging from $129,000 to $799,000. This really is one of the great areas to live in the Cedar City City Real Estate Market area!

Update 12/26/2011: There are currently 5 homes listed for sale in Kanarraville, ranging from $64,900 to $380,000. There are some individual subdivision in Kanarraville that I will write about individually, including Chekshoni Cliffs and Harmony Mountain Ranch. Kanarraville is a beautiful small town in a picturesque setting.

I have mentioned many times that one great benefit of working in the Cedar City Real Estate Market is that we get to work is some great small towns. Kanarraville is South of Cedar City about 15 miles. It sets up near the Mountains, Cheksani Cliffs is a subdivision that is in Iron County, but it often aligned with New Harmony, which is in Washington County. These are executive style homes on large acre plus lots. It is set in a scenic area, near the Kolob Canyon Section of Zion National Park.

There are currently two homes listed in Cheksani Cliffs ranging from an REO at $279,900 to another listed at $455,000. This is a subdivision that although started in the mid 1990's, it is still being built out, in fact, there are still several very good lots for sale. The homes are typically larger homes, with many different styles.

Market Update 12/2/2011: There is currently 1 home listed for sale in the Chekshani Cliffs Subdivision at $443,000. In the past 12 months there have been 1 home sell, it was a foreclosure that sold for $180,000. Chekshani Cliffs is one of the gems in the Cedar City Real Estate Market

Cheksani Cliffs

Kanarraville is South of Cedar City about 15 miles. One thing that I like is that for the most part, they have kept the natural vegetation on the lots.

Although in the county, it is on the Cedar City addressing grid, Harmony Mountain Ranch is West of Kanarraville on the West Mountains. These are Gentleman's ranches on approximately 20 acres. They are large custom estate styled homes many with very ornate entry gates. There is a large equestrian center in the community. With stalls inside of the covered arena, along with corrals and exercise facilities outdoors.

Included in the indoor facilities is a large club house complete with a kitchen and serving areas for large parties. There is a hefty HOA fee for the maintenance of the equestrian center of $1000 per year per house. The homes are in the trees. The homes are typically 4000 square feet and larger, these are very nice homes. The subdivision began in 2005 and there are still some lots available to design your own estate.

There are currently two homes listed in Harmony Mountain Ranch subdivision, one is a foreclosure listed at $679,800 and the other is listed at $1,200,000. Most of the homes have views from the property. This is an exclusive subdivision for the right kind of buyer. These are very nice homes.
