I'd like to take the time to ask you to consider adding me to your list of referred home inspectors in 2012. Please allow me to explain how I can benefit you and your clients.
FIRST OF ALL, I AM VERY WELL AWARE OF THE HARD WORK AND TIME YOU HAVE TO PUT INTO EACH AND EVERY POTENTIAL SALE. I UNDERSTAND HOW SOME INSPECTORS CAN LITERALLY "KILL THE DEAL" BY NOT REALIZING HOW TO PROPERLY INFORM THE BUYER OF CONCERNS IN A NON-ALARMING FASHION. SOME HOME INSPECTORS SEEM TO CAPITALIZE ON HOW MUCH STUFF THEY FIND WRONG AS IF IT GIVES THEM CREDIBILITY OF BEING A BETTER HOME INSPECTOR. I UNDERSTAND THAT HOME BUYERS NEED TO BE PROPERLY INFORMED OF CONDITIONS BUT NOT UN-NECESSARILY SCARED BY POOR COMMUNICATION FROM THE HOME INSPECTOR. I WILL NOT LEAVE YOUR CLIENTS SCARED BUT INSTEAD WELL INFORMED AND CONFIDENT ABOUT THEIR PURCHASE DECISION.
QUALITY OF REPORT - My inspection reports are far more than the usual "defect only" inspection report. A home inspection is suppose to be far more than a list of defects. Lets face it, most people have nearly already made up their mind about buying the home before I'm even called to do the inspection. A home inspection gives me the opportunity to teach your client all about their new home. I think it's equally important to include where a house excels in areas vs. only reporting on areas possibly needing attention.
SCHEDULE - I am available seven days a week - Dawn till Dusk. My schedule is based off you and your clients needs.
ALWAYS ON TIME - I'll always arrive at your prospective clients home on-time and finish on-time. I realize your often dealing with time restraints and I ensure that I want cause un-necessary delay on my behalf.
ACTUAL TOUR GUIDE - At the conclusion of the inspection, I always walk the client through the entire home to physically show and discuss everything that's listed on the report. The walk-thru will take as long as your client needs without ever feeling rushed.
HIGH TECH EQUIPMENT - I simply refuse to guess on any of my findings. I offer advanced high tech Infrared (thermal imaging), at no additional charge and I carry a tool bag full of the best inspection instruments available. Thermal imaging allows me to provide a much better explanation of the problems that are identifed as well as often being able to provide some possible solutions. Thermal imaging also allows me to confirm many positive aspects of the home that other inspectors have no chance of identifying. Often I'm even able to save the client from costly mold testing because thermal imaging allows me to discover hidden moisture and mold.
SAME DAY REPORT - You and your client will receive the highly detailed comprehensive inspection report immediately following the home inspection (Same day Report). My reports are highly detailed, legible and very easy to read and understand. I include digital pictures, thermal images, and descriptions beneath all the items being reported.
MAINTENANCE RECOMMENDATIONS - During your inspection, I will include many energy saving maintenance recommendations that will help to keep the home lasting forever and the mechanical's in top notch condition.
CUSTOMER SERVICE - If you or your client have questions before or after the home inspection, my phone lines are open from 8:00 AM to 9:00 PM. I also provide free annual thermal scans and consulting for as long as your clients own the home. They will never have to worry about hidden roof leaks, plumbing leaks, etc.. I simply ask for a 2-3 day advance notice before returning to the property.

The amount of junk mail being delivered to my condo has become so excessive and irritating that I have now claimed junk mailers to be a sworn enemy.
My mailbox is nearly crammed solid every single day with gobs and gobs of marketing junk. I don't even browse through the enormous amount of junk but should I ever happen to see a companies name listed within it, I promise to not ever use that company again.
I am declaring war on junk mailers. I am in search of weapons or ideas to help launch an attack. If anybody has any ideas or suggestions than please feel free to comment..
If anybody is sending junk mail to South Ogden, Utah, PLEASE give us a break!

The most common defect found during Ogden, Utah Home Inspections
The lack of DOWNSPOUT EXTENSIONS. THIS PROBLEM SHOULD BE TAKEN SERIOUSLY.
Most home owners pay little attention to their downspouts. The majority of Ogden, Utah homes lack any form of downspout extensions at all which basically defeats the entire point of having gutters.
Many home owners assume that since they have new gutters or nice gutters that their downspout extensions are sufficient. Such assumptions are wrong. Downspout extensions aren't usually provided by the gutter installation company because anything past the lower 45 degree angle is considered landscaping.
Not having downspout extensions can often cause more damage than if the home had no gutters at all. The whole purpose of gutters is to direct the water shed off the roof and away from the foundation. When there are no DS extensions, all the water from the roof is being dumped into one smaller area right up against the foundation.

The lack of downspouts can cause:
IMPROPER
Downspouts are very cheap an can be purchased at nearly all home improvement stores. Check your home for proper downspouts and gutter drainage and prevent many of the costly problems that can be easily avoided. The goal is to get the water shed ATLEAST 6 FEET AWAY FROM THE HOME.
