There must be something in the air...perhaps a chill...but Sunriver St. George seems to be on fire with
buyers! I suppose buyers from the more frigid regions are seeking a warmer climate. I've gone weeks with not one bit of interest in the SunRiver St. George 55+ community, and almost overnight the phone has been ringing with buyers who want to find their next home in the SunRiver St. George Adult Community.
Sunriver is a great investment on resale homes simply due to the fact that the prices have come down, making it more affordable than ever to reside in such an exclusive community. SunRiver is more expensive (price per square footage) than surrounding areas; however they are also the lowest in the notice of defaults and foreclosures. This has maintained the desirability of Sunriver and cemented the integrity of the community. While many neighborhoods are undergoing extreme change with market volatility due to an overwhelming foreclosure activity, Sunriver has had minimal change and minimal foreclosure activity.
In the past 6 months, there have been 44 homes sold in SunRiver St. George. 12 of the 44 sold were sold for under $200,000. 15 were sold in the $200,000 to $300,000 range and the remaining homes were over $300,000. Of all 44 sales in the past 6 months, only one was reported as a Short Sale (distress) property. This is a great statistic, considering the fact that in the past THREE months 567 notices of defaults have been filed in Washington County! In the next 30 days (11-22-10 to 12-22-10) 207 properties in Washington County Utah are set for final foreclosure proceedings.
If you are thinking of purchasing your next home in Sunriver, contact Paula Smith, REALTOR today. I represent the buyer...not the builder. This enables the buyer to achieve the best possible price. Visit my Sunriver St George page to see all MLS listed SunRiver homes for sale!

Now, I am a
big fan of friendly great agents and Wanda
Kubat-Nerdin of
St. George, Utah is
certainly both. Not only is she a great and friendly
agent, she is also a
wonderful mom as we found out meeting her two boys yesterday. Now, I
wasn’t
lucky enough to meet them the first time we met just over a year ago
when she
blessed our family with Athena
our wonderful pig.

St. George, Utah is certainly lucky to be blessed with such a great agent that clearly know her area, loves her job and her clients. Though we promised not to talk shop while visiting this time, you know when you put two agents in the same room you can’t help but talk real estate. We did make it almost 30 minutes without talking real estate and I think that maybe some kind of record.

Now for the review of a great
burger joint that my family
loved and certainly didn’t walk away hunger from. When
Wanda asked if we had
ate lunch yet we had to answer no and the kids said they were starving.
She
asked what we liked and we said a good burger joint is never a miss
with my
family. She gave us directions to Marv’s
and we weren’t disappointed. Once again Wanda proved she knew here city
and why
I would trust her with any of my clients moving to St.
George, Utah.

So, if you are looking to have lunch or dinner in St.
George, Utah, check out Marv’s
and if you are looking to move to St.
George, Utah, make the only decision there is and call Wanda Kubat-Nerdin
at 435-632-9374.

ActiveRain's #1 blogger visited southern Utah today!
Todd Clark's visit to St. George, Utah was much anticipated and most appreciated! We met at Marv's Drive-in, a local 50's type restaurant. His family and mine go back about a year or so when he arranged to come to pick up Athena, a pot-bellied piglet to take back home to Oregon as a pet.
It all started as I began blogging about Miss Prissy, Bacon and the seven piglets on ActiveRain, sharing the almost daily life, antics and downright cuteness of them all! (And I have pictures to prove it!) Todd contacted me asking questions and eventually decided he and his family wanted one, a girl.
We arranged to meet and a few hours before they arrived, Athena got out of her cage and had free range to run, and she did run! It took more than 45 minutes, a neighbor, a Washington County Sheriff's Deputy, Mike and I and a long fishing net to catch her! Whew! We finally met at a City park and that was the start of our friendship.
Todd still sends pictures of Athena, sharing their life with her, with us. Thank you Todd for spending part of your family vacation with us here in southern Utah. Happy Travels to you all!!

Things To Do in the St. George, Utah area: Dickens' Christmas Festival / Dixie Center
Come to witness and relive the Charles Dickens era in 19th Century London! You are able to experience it firsthand at the Dickens' Christmas Festival at the Dixie Center. Make your way through tapered streets reminiscent of that time, meet the shop owners, peruse the goods and be sure to visit the "real" Father Christmas!
Dip your wick! Make a candle as they did back in the day by taking a wick, and dip it again and again in the warm wax and eventually a candle emerges! This is great fun for wee ones!
Try the Toffee Covered Almonds. What a warm and tasty treat. Be careful, they are addictive!
Eat authentic fish and chips from a local vendor in the dining area as you sit and enjoy the free entertainment!
Meet Queen Victoria in all her finery and jewels. All vendors and participants are in Olde English clothing reminiscent of that time.
Have your picture taken with the "real" Father Christmas. I will agree that he is the "real" deal as he is jolly and filled with Holiday cheer and Christmas joy!
The entertainment is top notch with mini productions such as: "Oliver Twist" and "Scrooge". And Tiny Tim will be there! You'll be sure to get the Christmas spirit while singing along with the charming cast as they dance and belt out tunes all through the day and into the evening!
A Family Christmas Tradition in Southern Utah!
