We need Positive Price Action to confirm market bottom. One month of price improve isn't sufficient to confirm the market bottom. We need to see appreciation month over month for three months.

Other good signs in addition to positive price action is lower DOM (days of the market), lower new listings and higher percent of new listings being SOLD.
SUMMARY
Currently we are not seeing the needed positive price action (along with other indicators) to confirm a market bottom. This is NOT a good time for those with low and/or no risk tolerance to purchase.
High and medium risk tolerant investors are making buying decisions and are doing some bottom fishing.
Some are trying to time the market and market timing is risky. Trying to time the bottom is not for the inexperienced buyer and extremely difficult.
Those waiting for a market bottom confirmation will (almost always) miss the bottom. This is because confirming factors are lagging indicators.
Buy and hold is the best buying strategy.

Today we will look at Salt Lake Foreclosures In West Jordan, and use the "how much have the homes sold for" to determine how much to offer on the foreclosed home we want to buy. Our blog on how much to offer on Salt Lake Foreclosures received a lot of comments last week.

Folks have heard that you can buy these Homes or Condominiums for pennies on the dollar. Ads on Radio, TV, and in newspapers make unbelievable claims about instant wealth available to investors that invest in Salt Lake Foreclosed Homes.
Heres the truth.
Rather than disprove these claims, we are going to take a more direct approach, and simply list for you the listed price vs the actual sales price of Salt Lake foreclosure homes that have closed in the last thirty days.

The West Jordan, Utah-Idaho Sugar Factory has finally made the list of historical places. thats whats up on Sugar Factory Road.
And the Railroad Ties that used to be so great for bonfires and landscaping, are concrete on the new TRAX lines on Sugar Factory Road.
I missed my flu shot at the Senior Center on Sugar Factory Road. Plus Well you get the Idea.
There is a lot happening That makes this part of West Jordan a Great place to live, to buy a house, to raise a family, or to do just about anything you can think of thats good for the family.
The old Sugar Factory Real Estate is the third West Jordan site to make that registry. The other two, Gardner Mill and Old Rock Church, are nearby and the Mill has become a shopping and dining area..
I guess we like old things in W. Jordan, cause I live there.
In fact I live almost across the street from this new (old) tourist attraction.
You actually drive down Sugar Factory Road to get to my Condo of 15 years at Vista Montana Condominiums.
Pretty soon, you can take the new TRAX train to get to all of the West Jordan historical sites, plus my home in Vista Montana.
Remember when I told you to buy a home along the the Trax line ? That was great Real Estate advice. Not only would light rail transportation be almost on your doorstep, you would now live by a historical landmark. And other places to please your family.
There is a lot to do around my Condominium and the Real Estate that once processed thousands of tons of beets for the farmers of Taylorsville, West Jordan, Kearns. That land gave land and jobs to the homeowners in the area. Today it provides recreation, and services to all the citizens of the South Valley.
West Jordan's Veterans Memorial Park is a great place for the young people to play sports. (6 baseball diamonds, soccer fields, acres of open space), It's a place for West Jordan families to picnic and BBQ. The Rode grounds have been the scene of some world class mutton buston.
The granddaughters now that they are bikini age love the community pool, and for those that have passed the bikini age, the Senior Citizens Center takes pretty good care of the older West Jordan folks.
And how about the 230 seat renovated Sugar Factory Playhouse?
I just don't see how being on the historical list is going to improve what the Old Sugar Factory has given to the Homeowners in West Jordan.
