What's Happening in the ALEXANDRIA 22303 REAL ESTATE MARKET FOR CONDOS?

After a slow October in terms of condo sales in 22303, November settlements were higher, with 10 units sold in the zip code.  November sales were on par with sales in February;  the best month in terms of number of settlements was June, with 15 sales, which was more than likely a direct effect of the Federal Tax Credit.  Once the eligibility period for the credit ended, however, sales took a dip until last month, when they picked back up. Tip: Hover your cursor over the bars for specific figures.

 

 

 

The bad news was in the Median Sold Price, however, which declined to $242,000 in November from a median price in October of $315,000. And that wasn't really "bad" news, either, when you look at the median prices year-to-date, which ranged from a low of $185,000 in August to October's high. In fact, November's median price was the 4th highest of the year. Not too bad at all.

In case you were wondering where foreclosures factored into all of this, well, as you can see from the chart below, they were not much of a factor in this zip code:

AUGUST 2010 SALES AT ALEXANDRIA'S MONTEBELLO

It's time to review the August sales activities at Alexandria's premiere gated condominimum community, Montebello.  (If you're not familiar with Montebello, you can read all about it in my recent blog post, MONTEBELLO:  Alexandria, VA's Best Kept Secret)

After a relatively quiet June and July, in which only one property sold in that 60 day period, closed sales numbers were a bit better in August, with four units closed.

After an average 55 days on market, the average final sales price was $266,875, with prices ranging from $185,000 to $400,000.

 At the present time:

  • There are 2 units now under contract, ranging in price from $269,900 for a two bedroom "D" unit without a garage parking space to $379,900 for a rarely available two bedroom, two bath "EE" model, with a garage parking space.
  • In 2009, a total of 27 units settled at an average sold price of $294,833, after an average 146 days on market
  • So far in 2010, a total of 37 units have sold at an average price of $307,039, with an average days on market of 67 days.   You read that right - 10 more units have ALREADY sold in 2010 than sold in all of 2009.  That doesn't include the 2 units under contract...so 2010 is already looking terrific!

So, how are sales looking at Alexandria's premiere gated condominimum community, Montebello? (If you're not familiar with Montebello, you can read all about it in my recent blog post, MONTEBELLO: Alexandria, VA's Best Kept Secret)

June was a relatively quiet month and in July, only one unit closed, a 1,525 square foot "H" model, on the first floor of Building 1. Listed at $399,900, this unit with hardwood floors had 2 generous sized bedrooms, each with full bath, plus a den, separate dining area, and huge wrap around enclosed balcony. After 30 days on market, the unit sold for $380,000 in a cash transaction.

Now before you get the idea sales are slow at MONTEBELLO, consider this:

  • There are 7 units now under contract, ranging in price from $189,900 for a one bedroom unit to $419,950 for a two bedroom, two bath with den.
  • In 2009, a total of 27 units settled at an average sold price of $294,833, after an average 146 days on market
  • So far in 2010, a total of 31 units have sold at an average price of $314,545, with an average days on market of 65 days. Yep, that's right - more units have ALREADY sold in 2010 than sold in all of 2009. And that's not even counting the 7 units under contract...2010 is shaping up to be a super year for condo sales at MONTEBELLO.
