Townes at Cameron Parke is a private enclave of approximately 229 garage townhomes tucked away in the up-and-coming Eisenhower Valley, about 3 miles west of Old Town Alexandria, offering a variety of home styles and sizes, from 2 to 4 bedrooms on 3 or 4 levels and 1 or 2 car attached garages. Prices range from the $400,000s to the upper $500,000s.

In 2011, a total of 15 homes sold in Townes at Cameron Parke sold. The average settled price was $485,390, with prices ranging from a low of $390,000 for a 2 bedroom short sale to a high of $585,000 for a 4 story end unit with 4 bedrooms, 4 full and 1 half baths, backing to Lake Cook.

How does this compare to the previous year's activity in the neighborhood?

In 2010, 21 homes sold, with an average sold price of $493,405. Prices ranged from $418,000 to $585,000, remarkably similar to 2011 activity.

Days on market ranged from 30 days in 2010 to 70 days in 2011.

Back in mid August, I compared year to date 2010 sales to 2009 sales.  At that time, there had been 18 sales in this neighborhood in 2010, with prices ranging from $418,000 - $595,000, with an average of 30 days on market. The average price of a townhome in TOWNES AT CAMERON PARKE by mid-August was $494,806.

After a pretty brisk spring selling season, the summer doldrums settled in and from August 15 through October 30, only one property settled in TOWNES AT CAMERON PARKE. Listed for $450,000, this 3 Bedroom, 2 1/2 bath, 2 car garage townhome was under contract after 19 days on market and settled for $438,000.

Now there are 2 properties under contract, with an average days on market of 37 days and an average list price of $512,450.

HOW DO 2010 HOME SALES STACK UP AGAINST 2009 HOME SALES AT TOWNES AT CAMERON PARKE?

pool townes at cameron parkeIn my most recent post on year to date home sales in TOWNES AT CAMERON PARKE, I mentioned that 18 townhomes in this Alexandria, VA neighborhood had recently sold.

How does that stack up to 2009?

Well, in 2009, a total of 11 townhomes sold the entire year, ranging in price from $412,000 to $578,500. On average, the price of a townhome sold in TOWNES AT CAMERON PARKE in 2009 was $507,286, with an average of 22 days on market.

Fast forward to 2010, which has seen 18 sales in this neighborhood already this year, with prices ranging from $418,000 - $595,000, with an average of 30 days on market. The average price of a townhome in TOWNES AT CAMERON PARKE so far this year is $494,806

tot lot Townes at Cameron ParkeWhile it is tempting to look at the average price of each of these two years and draw the conclusion prices have dropped slightly, further examination shows that is not really true when you factor in the differences between the homes sold in each of the two years.

The types of homes that sold last year was a somewhat different mix. For example, every townhome that sold in 2009 had a 2 car garage, which is not true in 2010 - 17% of the homes sold in 2010 have had a 1 car garage (and this means they are among the smallest floorplans in the neighborhood) which can account for the difference in average price. In both years, the sales of 4 level homes vs 3 levels accounted for the lion's share of the sales.

So, it appears that in the past 18 months, at least, prices - and demand - have been holding steady in TOWNES AT CAMERON PARKE with the average price up over the 2008 figure of $479,394 when average days on market at 69 days was more than twice what it is today.

So far this year, 18 properties have sold in TOWNES AT CAMERON PARKE, located in the up and coming Eisenhower Valley, near OLD TOWN ALEXANDRIA. In this community of 229 garage townhomes, prices ranged from $418,000 - $595,000, with an average of 30 days on market.

The most expensive TOWNES AT CAMERON PARKE property sold so far in 2010 was a spacious Craftstar built Foxhall end unit with 2 car garage and more than 2,600 sq.ft., 4 bedrooms, 3 full and 2 half baths This home sold for the full listing price of $595,000, after 10 days on market.

The least expensive TOWNES AT CAMERON PARKE property sold was also the only foreclosure sale, a 4 level brickfront townhome with 3 master suites and 2 car garage. With hardwood floors, granite countertops and stainless steel appliances, this beautiful property was an excellent value. Listed at $410,000, the final sales price was $448,5000 with a seller subsidy of $13,018 after 8 days on market.

swimming pool townes at cameron parkeRight now, there are only two homes for sale in TOWNES AT CAMERON PARKE; one, a short sale listed at only $399,999, is an end-unit townhome with 2-car garage, 2-story foyer, hardwood floors, crown molding, architectural columns, 2 sided gas fireplace, deck and 2 master bedrooms.

The other active listing has just been reduced to $484,000 and is a 4 level townhome with 4 bedrooms, 3 full and 1 half bath with walk in closets, master bath with jetted tub, newer carpet and paint, hardwood floors on the living level and an updated kitchen with 42" cabinets and granite countertops.
