About Arlington's Minor Hill

How I sold it...before I even listed it.

Coral Gundlach: Real Estate Agent in Arlington, VA
I interviewed for a listing last week and I told the seller best approach was that of a builder tear down. The neighborhood, in the Williamsburg civic association is my own, and I know it well. The house was an estate and had been vacant for years, needed tons of work and was on a big desirable lot surrounded by new construction, one of the last smaller, older homes on the street.
I told the seller I could probably make a few calls and get it done without even listing it in the MLS, as I know quite a few builders. The owner liked my strategy, and said I had a good shot at getting the listing, but he was having trouble deciding between me and another agent and would decide in a week.
Meanwhile, Wednesday night, I went to a launch party for a new local magazine and ran into a builder I knew, one of the first ones I would have called if I got the listing. During our talk, he said "I am looking for a lot!" and I said - "I have one for you, maybe," and described the lot. He said he was VERY interested and would write on it immediately cash, as is, quick closing, etc. Called owner the next day, asked for a one day listing agreement to show this builder (owner gave me a week). Got it written up, signed via Docusign. Within a few hours on Friday, I showed to to the builder, wrote up the offer, got signed by all (again, thank you Docusign), collected a sizable earnest money, proof of funds, and we are closing before Christmas. All cash, as-is, no contingencies, market value, never even needed to hit the MLS.
By being in the right place at the right time, while waiting to for the seller to decide on who to list with, I saw an opportunity to sell it and did so within 24 hours.
If you are looking to sell your home in North Arlington - give me a call or email. I know the market very well, and know what the best approach is to market your home. Not all homes fit a niche like this one, but if yours does, I will see it and give you the best advice. I WILL get your house sold, at terms favorable to you, sometimes very quickly. I am always pro-active, assertive and looking out for my clients, or even potential clients' best interests...even at a cocktail party.

Minor Hill - A Neighborhood in Arlington, Virginia

Rick Phillips: Appraiser in Arlington, VA

At the western edge of the diamond that includes Washington, DC; Alexandria; and Arlington; lies Minor Hill. Named after a hero in the American Revolutionary War, General Minor, the area was at the time called "Minor's Hill." And not at all indicative of its name, Minor Hill holds the distinction of having the highest elevation in the county.

Minor Hill's big draw these days is the fact that it offers a quiet, suburban setting just moments from the big city. Houses there, originally built as rambler and split-level-styles, have now been torn down with sizable colonial and craftsman-styles taking their places. And any family wishing to purchase a remaining one-story house will likely have to compete with a builder who knows how desirable the "McMansions" are right now.

In addition to the location, the other big draw is the school system. Many Arlingotn High Schools make it into the Newsweek Top 100 list of schools across America. Residents of Minor Hill will not hesitiate to share that the elementary and middle schools there are even better. For many it is like having a free private school included in the cost of the home.
